Take the Time to Find the Right Realtor

If you have ever purchased or sold a home you will have realized that there are many agents out there to choose from. The decision on who handles your real estate transaction for you can affect the bottom line. There are a few things you need to consider when looking for a good realtor.

If you aren't really sure you want to sell your home or if you have all the time in the world, you might just do alright selling in yourself. This will save you on the commission payment, giving you more in your pocket towards your next home. If you have a set time frame for selling your home, you will want to list with a good agent.

To find the right agent for you, you will have to do a little homework.

You need to ask the following questions before you decide:

  • Where do they do their marketing? You need to know how the realtor plans to get your home the needed exposure to sell. Ask if they advertise in real estate magazines, on television, radio, in newspaper or on the internet. Ask them to give you specific experiences of successful advertising.
  • What is their background? You will have to decide whether experience is more important to you than rookie enthusiasm. Let the number of homes sold in the past six months be an indicator of an agent that is on a roll.
  • How long does it take them to sell a home? Find out what types of homes they list, including the price range. Many realtors like to specialize. Find out how many homes they represent at one time. You want to see that they have sold homes like yours before. Don't be afraid to ask for the names and addresses of satisfied customers.
  • Is the agent associated with a reputable agency and a member of the state and national Realtor Association?
  • What commission percentage will they accept? See if they will list your home at a lower percentage, especially if they expect it to sell quickly. You don't want to list with a agent that will give you a really extremely low commission percentage. After all, you get what you pay for. You can usually find a realtor between four to seven percent commission, if you ask.
  • Will they refund a part of their commission if you also purchase a home with them? Many realtors will give you 1% of the commission back to you if you use them in both the selling and the buying.
You want to make sure that the agent is someone you can talk to. They really need to focus on you and listen to what you are looking for in a home. Be wary of agents that want to list your home for an entire year. Ask for three or four months instead. Remember, you are hiring this person. They are looking for your business. There a plenty of agents out there. Just keep looking.

Top 10 SavetheDay Fashion Fixes

You?re about to have your ?red carpet? moment when you casually glance at the effortless swish of your knee-length frock and notice the hem has fallen. Or, perhaps, you?re radiant in head-to-toe summer white, when your dinner partner splashes a bit of red wine on your blouse. We?ve all had it happen?no need to fret.

We?ve consulted a team of experts? Vanessa Wakeman, owner of Indulgence event and wedding planning, in White Plains, New York; Renee R. Klein and Zoe Schaeffer, co-owners of Presse, a high-end fashion boutique in L.A.; and Jen Goodkind and Jayne Chase, co-hosts of ?A Fashionable Life? radio show?to help you navigate even the most unexpected fashion emergencies.

Healing Heels
You?re ready to mix and mingle in your strappy stilettos and?as luck would have it?snap goes your heel. ?You don?t want to spend an evening hobbling around,? says Klein. ?Instant Krazy Glue To-Go is the answer. I always carry it with me.?

On the Spot
For treating spots and stains, Chase swears by Tide to Go sticks: ?I carry at least one in my purse at all times.? Other remedies: get rid of makeup stains with baby wipes, which also help remove lint from clothing and dirt from shoes.

If you?re fortunate enough to catch a deodorant stain before leaving the house, Schaeffer recommends steaming the garment with a traditional steamer ?or hanging it in the bathroom during a hot shower.?

A Bad Run
You can always rely on an old standby?clear nail polish. ?Paint just a dab on a stocking run, and you?ll be good through your event,? says Schaeffer. Another quick fix, says Wakeman, ?is a dash of hairspray.?

Weathered Leather
Nicked your leather bag, shoes, or belt? ?Carefully touch up the area with a matching colored Sharpie,? says Schaeffer.

Hem havoc
The beauty of a sewing kit is that it?s compact and multi-functional. Goodkind divulges, ?I always take them from the last resort I've been to,? which makes them free, too! Masking tape or duct tape can also come in handy. Grab the lighting guy/gal or musicians at the event, who usually carry tape in case it?s needed for their equipment.

Simply Strapped
Falling or snapped bra/dress/shirt straps can be a real nuisance and the easiest and most obvious answer is: ?A safety pin,? says Chase. ?Always carry small ones, which are less visible but still secure.?

Zip It
If your zipper is not ready to rise, ?a bar of soap or wax candle rubbed gently onto the problem area should help it loosen up,? advises Wakeman.

Cute as a Button
If you have a button that?s floor bound, clear nail polish will come to the rescue, again. Dab the top of the button to prevent it from falling off. Another way to keep it tight: a storage bag tie. Peel off the plastic and thread the button with the metal strip.

Better Sweater
Rub a piece of Velcro up and down the fabric to remove sweater pills. For snags, take the tip of a closed pen, push the snag back through the inside of the garment and knot it.

Ear and Now
The backing of your earring has fallen on the dance floor and it?s nowhere to be found. ?Not to worry,? says Wakeman, who?s seen this happen to more than one bride. ?Take the eraser off a pencil and push it through the stem. You?ll be good to dance the night away.?

While emergency remedies are invaluable, averting disasters is obviously the way to go. Have the soles and heels of new shoes reinforced, and always be sure to waterproof suede shoes, advises Goodkind.

Chase also advocates carrying an extra jacket, a cashmere cardigan, or a pashmina in case you need to cover up a stain (or it gets cold!). And when all else fails, she says, ?Think creatively. I once had a Ralph Lauren pink gingham dress with spaghetti straps. I had the straps taken in and the night I put on the dress, one strap broke. I didn't have needle and thread, so I took the other strap off and wore it strapless. You know what? It looked better!?

Keep-handy Crisis Kit
Here?s a list of the must-have items that you may want to keep in your purse or in a plastic bag in the trunk of your car, in case of a fashion, beauty, or comfort emergency.

Baby wipes: To remove or reduce make-up stains on clothing. They also remove lint from clothing and dirt from shoes.

Blotting papers: For unexpected greasy moments.

Clear nail polish: For a torn stocking or loose button.

Hairspray: Also good for runs in stockings.

Masking tape or duct tape: For fallen hems.

Instant Krazy Glue To-Go: A quick fix for broken heels.

Mini sewing kit with safety pins: To temporarily mend fallen hems, broken straps, or small tears.

Mini umbrella: For unexpected rain showers.

An extra pair of pantyhose: Tuck them in a small plastic zipped bag.

Pen: A closed tip can help invert sweater snags; so can a small crochet hook.

Pencil: The eraser can be used to secure post earrings.

Sharpie markers: To dab scuffed or scratched leather on shoes, purses, belts, etc?

Soap: For a stuck zipper.

Tide to Go stick: To attack stains in an instant.

Velcro: To get rid of pills on sweaters.

Vaseline: Keep a small tube handy to rub on men?s or women?s patent leather shoes, so they don?t stick together while you?re dancing.

Cover-up (cashmere sweater, jacket, or pashmina): Good to keep in a plastic bag in the trunk of your car, to hide a stain or torn fabric, or simply for warmth in an overly air-conditioned venue or on a cool evening outdoors.

A Great Combination Laptop Computers And Laptop Printers

A laptop computer, also called a laptop, is a mobile computer, which is small, lightweight and portable. Laptop computers normally run either on a single battery or from an AC/DC adapter or power supply unit. This adapter charges the battery even while providing power to a computer. Laptop computers and laptop printers are a modern technology that does not restrict you to one specific room or even area. Laptop computers are extremely popular due to their portability. They use less power and are quieter than desktop computers but are a little slower and more expensive.

There is a large range of accessories available on the market today for laptop computers that make working much more convenient and easier. These accessories range from laptop printers to mini zip drives to mini hubs to security locks. They sell most accessories separately from laptop computers and design them to add convenience and meet the user?s needs.

Laptop printers are important accessories to use with laptop computers. Gone are the days of having to return to your home or office to print documents that you need immediately. There are now laptop printers, or mobile printers, that provide people with the power to print their documents while traveling on the road. This is not only convenient but allows people to be far more productive by saving time. A wireless USB adapter is an uncomplicated plug-in component that turns your laptop computer into a wireless communication device. You can link laptop computers with laptop printers, mobile phones, handheld devices or any other devices using Bluetooth technology. This system has built-in security that lets you safely transfer information and makes using cables, to transfer data, unnecessary.

There are backpacks or carriers specially made that allow you to transport laptop computers or laptop printers safely and these are just great for business people that travel, students or anyone requiring a portable computer and printer. The backpack carrier has more storage room than a regular carrier. All carry-cases are water resistant, safe for carrying and come in a wide range of designs and colors. Extended-use batteries are another great accessory allowing people to use their laptop computers and laptop printers when there is no power supply handy. For eye-level ease of reading, portable desk stands let you tilt the computer, which lessens neck and back strain, so the user is not typing flat or looking down. They are lightweight, portable and easy to use.

Shopping online for laptop printers and laptop computers is a great way to compare products and prices from numerous retailers without having to leave your office or home. With most people living such busy lifestyles today, this is a great way to relax while shopping.

Home Buying Tips

Owning a home is a dream for many people. With escalating real estate prices and the easy availability of loans, this is becoming a reality for most. Buying a home, especially for the first time, may be a daunting task. There are several aspects to be considered, and many decisions to be made.

Home buying involves several stages: locating the right kind of house, adjusting the finances, contacting a real estate agent, contacting a mortgage company, making an offer to the seller or to the agent, getting the loan, making the home inspection, getting a pre-approval, making the down payment, signing the contract, making any repairs or enhancements to the house, and finally, moving in.

The most important aspect to be considered before buying a house is to decide how long you would be staying in the house. Selling it too soon after buying would lead to loss of money in the form of transaction costs. Another most important formality is to check your credit report. A good credit report would not only ease the process of getting a mortgage but would also fetch a good interest rate. Look for a house you can easily afford -- most buyers put in too much money into the house, which in turn leads to a lot of frustration later. Check out the best mortgage option that would suit your requirements, both in the short and long run. Engage an agent, as this would give several advantages such as a wider choice of houses, a comparative market analysis, better negotiation with the seller, professional dealing with home inspectors, closing agents and other professionals, and representation in any problems or issues.

Make a survey of the prices of other houses that have been sold in the area in the last three months. This will make negotiation easier. Hiring a home inspector would also help. Make sure of all the documentation before the final deal. Take a particular look at the settlement statement, loan papers, contract, title deed, title insurance, homeowner?s insurance policy, and the closing cost estimate. Get a title search done. Check out the kind of disclosures the seller has to provide. Keep records of all the payments you have made to the agent, seller, or anyone else.

The Beauty of the Backpack

What is a backpack? Well, according to the Collins English Dictionary, one of its definition is, a rucksack. A rucksack, what is a rucksack? I'm glad you ask. A rucksack is a large bag, usually having two straps, carried on the back and often used by climbers, campers, etc. It is also called: backpack.

Backpack, rucksack, knapsack and haversack, depending on which part of the world you're in, you'll hear one of these names, but they all referring to the same item, the same product.

The haversack can be traced to the year eighteen fifty five (1855) and especially during the time of war. Knapsacks are never out of season and throughout the years, instead of disappearing, they have become more and more popular with added styles and benefits.

The beauty of a backpack is its durability, its versatility, its design, its variety and its features.

(1) The durability of the Haversacks.

Haversacks are usually made from leather, nylon (water resistant nylon as well), polyester, fustian, whisper fleece, kordura and vinyl. In the pass as well as the present, soldiers have been using haversacks on their missions. Children, day in and day out have been forcing them into lockers, dropping them on the play ground and jogging them up and down as they run.

(2) The versatility of the Rucksack.

A rucksack can be taken practically anywhere and I do mean anywhere. It can be used for carrying school supplies, camping necessities and hiking gears. It is perfect for a trip to the store and astronauts have been using it for carrying food into outer space.

(3) The design of the Knapsack.

The knapsack is usually designed as top loaders and front loaders. The top loader is packed from the top of the bag and is great for cross country outings because of its large storage capacity. As for the front loaders, these are accessible from the front, that is, quick and easy access to your gear. There are day packs and there are expedition packs. The day pack is designed for short outings, such as a day of hiking and the expedition pack, like its name suggests, is suitable for cross country camping.

(4) The variety of the Backpack

Even though it is more heighten during the ack to school periods, the backpack can be found in abundance throughout the year. There is a backpack for carrying laptops, cameras, volleyballs and even skateboards and that's not all, there are backpacks for carrying a baby car seat or a booster seat.

(5) The features of the Backpack

The backpack have loads of practical and attractive features. There are waist and shoulder support straps (padded with foam), multiple loading compartments, hydro-pack systems, front, side and bottom pockets, zippers, laces to reinforce the zippers, multicolour and single colour. There are long backpacks and short backpacks, there are big backpacks and small backpacks. There are backpacks with wheels and backpacks without. There are backpacks specially designed with the curve of the body in mind and recently one have been publicize that was designed with the storage and playing of the ipod (while in the bag) in mind.

The backpack is never out of style, it is strong, versatile, practically designed, the variety is numerous and its features helps to make a trip pleasurable. After finding the perfect backpack for one's needs, it can become a travel companion that will be hard to part with.

Leg Shaving

Leg shaving refers to the removal of hair from the leg region. It is a very common practice amongst women and some men, especially those who are into sports such as cycling, swimming and gymnastics.

For women, the practice of shaving the legs began when clothes with rising hemlines became popular. Hairy legs were deemed to be unattractive and several beauty and fashion writers advocated the removal of hair from the legs. The introduction of safety razors made it all the more easier for women to shave off hair from their legs, arms and armpits.

The best position to shave your legs is to stand in the bathtub or shower with one leg hiked halfway up. Most people find shaving cream works better than soap and helps with sensitive skin. Be very careful around the ankle, the kneecap and the top of your shin, particularly if you have prominent bones. These areas are more likely to be cut than others. Avoid shaving the same area more than once or twice to prevent additional irritation. Be sure to change the blades or replace razors frequently. You can also use electric razors for shaving.

Once you have all the areas shaved, rinse with cool water right away. The secret to preventing those irritating azor bumps is to apply a very light layer of moisturizer on the legs after the shaving them. Any common moisturizer can be used on the sensitive areas.

Usually one can shave the legs once or twice a week in order to keep the skin smooth and hairless. The frequency of shaving also varies from person to person. It is a myth that hair grows back faster when it is shaved. Several manufacturers offer special razors that they claim are specially designed for women, promising to make their legs silky and smooth.

Houston Real Estate Schools

Real estate experts predict that the demand for housing in Houston, Texas, which has surged recently, will continue to rise in the foreseeable future. This means that for real estate agents and brokers; Houston can become a very lucrative place where they could practice their profession. However, this also means that real estate agents or brokers who want to work in Houston should expect that they will face stiff competition from other real estate professionals who also want to get in on the action. Given this, it is then very important that real estate agents enroll in a very good real estate school, which can provide them with the tools and skills they need to be successful in Houston.

Finding the right real estate school in Houston

Finding the right real estate school in a place like Houston, Texas, which has a very healthy real estate market can be a bit of a challenge given that there is a large number of real estate schools that have ?sprouted? in the area. However, there are still some steps that realtors can take to gain access to the right real estate school in Houston. Some of these include asking the right questions and looking for certain things from the real estate schools that realtors are considering. One of the most important things that realtors should look for is the course outline of the school, as it can help them assess the relevance of the courses that the school provides. In relation to this, realtors should also look at the reference materials that schools are using, as much as possible; realtors should pick a school that uses books that were written by some of the most notable real estate authors like Gaines, Coleman, and Crawford.

As to some very important questions that realtors should ask real estate schools, one example is to ask the school on how long it takes to finish the course. Other important questions include asking about the support that the school would provide their students with regard to the licensing process and on the continuing education programs that the school provides its alumni.

Up Close: In Search of a Real Estate SEO Company

Everyone's talking about Real Estate Search Engine Optimization (SEO) and the Midas touch of some SEO experts to convert a downtrodden real estate company, into an energized money-making machine, simply by featuring some keywords in its website's content, that work like mantras of success. How fast and how easy is it to make money in real estate, if one rides on the waves of search engine optimization? Is there money at all?

Some Real Estate companies basked in the able stewardship of seasoned SEO experts, thus, their experience is entirely different from those who chose to do their own SEO, or may have tried to get professional SEO help, but failed. The importance of partnering with the right SEO company, therefore, cannot be downplayed.

The influx of SEO companies and the number of Real Estate sites seeking their help register an impression that SEOs have the magic formula on how to compete successfully in the global market, by way of the internet. As Real Estate companies capture their winning streak over their competitors, through an optimized website that ranks high in various search engines, money reels in. The real challenge begins.

In the internet marketplace, securing a high ranking is not yet winning, staying on top of the rankings is. The cutting edge, therefore, is in hiring the services of a Real Estate SEO company or expert who knows SEO like the back of his hand. It could also help, if you, the real estate businessman, understands a trait of search engine optimization:

Search Engine Rankings are never permanent.

Hope for the best, but prepare for the worst. This can serve as your guiding principle when you enlist your site and your business in the crafty world of search engine optimization.

Search Engines operate by their special algorithm that ranks a website for a certain keyword. When algorithms are altered, naturally, your rank for a particular keyword is affected. Your rank can plummet, and so your chances of being seen by your potential buyers.

How do you avert this imminent danger?

Optimizing your website for different search engines is a smart move. The age-old wisdom of not putting your eggs in one basket applies to search engine optimization, as well.

An antidote to ranking failures due to alteration in algorithms is simply, again, to optimize. A Real Estate website that is highly optimized has a higher chance to survive any revamps in search engine algorithms because it can even out easily over a short period of time.

Major shakeup in search engines algorithms happen occasionally as a way of warding off spam sites. Even sites managed by the best SEO companies can fall off the high horse of search engines results.

Understanding this impermanence in search engine ranking and its probable effects on your site (and your real estate business), can now make you level expectations with your SEO company.

Your choosing of a dedicated Real Estate SEO program or service to jumpstart your site for the ranks is ideal for success. Choose a SEO company that commits for the long-term, not on casual, short-time deals. This will assure you of continuous support when you encounter problems with your site?s rankings.

Potential buyers are led to your web site easily by high search engine rankings. As high search engine rankings become your paramount goal, so is finding your Real Estate SEO company. One simply could not survive without the other.

Child Car Seat Safety Recommendations

Car accidents have been reported as the primary cause of childrens deaths in the United States. Thousands of children below the age of twelve were injured and died annually because of car crashes, and it is so sad to know that these accidents cant be controlled and eliminated even if the driver is a professional or expert driver. But theres still a piece of good news to that, that is, the risks of car accidents can be reduced by using the right or proper child safety car seat.

The child safety care seat now comes in a number of types and forms. They are now marketed throughout the world knowing that a great number of consumers are now demanding for it. So its no wonder that you can find them even at your neighborhood stores. The problem, however, is that with a myriad of types available for car seats, finding the right one can somehow be puzzling. It is even more puzzling with more and more models coming out in the market. Well, it is for this reason actually that these child car seat safety recommendations are given.

So what are these child car seat safety recommendations?

Note that in this article, I will tackle more on what types of car seat will be best for small children. I have included here certain child car seat safety recommendations for children of ages 1 to 8 years. I have even stressed for these child car seat safety recommendations the car seat types best suited for weights and heights of children. So if you want to know these suggestions, consider the following:

Child Car Seat Safety Recommendation for Newborn and 1 Year Old Children

For the newborn and those who are at the age of 1, it is always best to use a rear-facing infant seat or a convertible seat in the rear-facing position. When installing the car seat, be sure to set the shoulder straps below the childs shoulder level, and to ensure that what youre doing is right, review the manufacturers instructions or manual thoroughly. This recommendation is also ideal for children up to 20 pounds and 26 inches long.

Child Car Seat Safety Recommendation for Children Age 1 to 4

For children age 1 to 4 or those who are up to 20 to 40 pounds and 26 to 40 inches tall, the use of a forward-facing seat or a convertible seat in the forward-facing position is often recommended. Also, it is best to position the straps at or above the shoulder level and still, for proper installation, it is always best to check and review the instruction manual.

Child Car Seat Safety Recommendation for Children Age 4 to 8

For those who are 40 to 80 pounds and 40 to 57 inches tall, a belt-positioning booster seat or a high-back is the perfect type of car seat to use for ultimate safety. It is best to choose the belt-positioning booster seat that uses the vehicles lap-shoulder belt. The key here is not to use a shield-type booster seat; but when it comes to installation, a thorough review of the instruction manual is highly recommended.

Camping Lanterns Guide: Backpacking And Camping Lantern Tips.

What kind of camping lanterns best fit your outdoor needs? Do you need light weight for backpacking, or is maximum light more important?

What kind of camping lanterns best fit your outdoor needs? Do you need light weight for backpacking, or is maximum light more important?

Camping lanterns have been around for quite a while, especially fuel lanterns like kerosene and gas lanterns. LED lanterns, rechargeable lanterns or electric lanterns, butane lanterns, propane lanterns, battery lanterns and candle lanterns are newer to the scene though. All of them being different they have advantages and disadvantages...

If you already have a camping stove or other camping equipment that uses fuel consider getting a lantern that uses the same type of fuel so you won't have to remember to bring both fuels and you'll use less space too. Although some dual-fuel Coleman lanterns will burn both white gas or unleaded gasoline (check to be sure).

Camping lanterns that burn fuel can come with either glass globes or metal mesh globes. The advantage to glass is that it lets more light through, but since it's glass it is fragile. Metal mesh globes are much tougher than glass but they do block some of the light.

When you buy a camping lantern make sure to get extra mantles, fuel, bulbs, and/or batteries, it's not much fun needing a lantern part in the middle-of-nowhere and not being able to get it when you need it.

Candle lanterns can be lightweight at 3.7 ounces, but you may not want to use them as a camping lantern as their light output leaves something to be desired at 1 to 1.5 watts. They're pretty much a candle with a protective sheath to help prevent the flame from blowing out in the wind and keep things a little safer by avoiding an open flame. Another drawback... the sheath enclosure also makes it more difficult to roast marshmallows over your lantern. ;-)

I recommend going flameless especially inside your tent. It doesn't take much to start a fire with a high intensity heat source. Falling asleep and tipping your camping lantern over is all it takes to put your life in serious jeopardy. There are a lot of great battery lanterns, LED lanterns and rechargeable lanterns available. Play it smart.

While great LED lanterns put out a good amount of light I haven't found one yet that can match the light output of well-designed flame camping lanterns. If you need a lot of light in a local outdoor area have a look at butane, propane, and gas lanterns. Some of these lanterns crank out up to 235 watts of light! That's more light than most people use to light a room at home. One of the butane lanterns even allows you to focus the light more intensely with reflectors and another is refillable with lighter fluid helping to make it great for...

Bras to turn the men's heads

Always wanted to have an impressive cleavage? Now you can get the men's
attraction by wearing the latest bra to help you achieve that effect. Why go for
surgery when problems may occur such as? leaking of silicon and other nightmares?
Personally, I prefer my woman to be real and genuine , not an artificial product.?

Push up bras do the trick by padding or using gel. It pushes the
breast upwards and towards the centre making the cleavage more prominent. I
understand some bras even allow you to adjust the amount of cleavage. So after
work you can increase the cleavage if you meeting your boyfriend. There are also
removable pads that lets you decide whether you want cleavage or not.?

Nowadays
there are many types of bras to help you achieve that ideal figure. T-shirt bra
bring out your womanly shape without any telltale sign. Go on, wear your tight
fitting t -shirts. The strapless bra is ideal for off shoulder dresses. If you
want to wear revealing clothes put on a deep V plunge bra that lets you reveal
more of your breast. Some bras have clear plastic pieces between the cups to
allow you to go even lower!?

What we have discussed about bras so far concern situations when you are wearing clothes.? Presenting yourself to your lover in
your bra is different from the bra which you wear with outer garments. Do not
wear push up bra if you are not wearing outer garments. You need to wear
appealing and sexy bra in your private moments with your lover. Men generally go
nuts with lacy bra. Women also love the touch of lace over the skin and sets
them in a right mood. There is an air of femininity about them with its touch of
delicateness . If you entice your men , make sure you wear a bra that doesn't
cover your entire chest . It is a big no no. The connecting material
joining? the two cups should be small and take up little area. The straps
should be narrow or thin. Preferably, get those that easily drop off the
shoulder.

?Women like to wear those one color bland beige and brown bra. It's
terribly boring. Wear something with pretty design and patterns and
colors.? Black and
red bras are pretty hot too. Guys prefer to see their
girls in soft bras . I find those bras with hard and rigid shells a turn off.
Another thing to turn the guy on would be getting sheer
bras. It is translucent
which lets the guy see more of your breast. Demi cups and
balconnette bra as
well as triangular bras are interesting to men as they reveal more of your
breasts too.

Make your intimate moments exciting by having variety. Men get easily bored.
So you want to change the routine. Pretend to be a French maid and wear a French
maid costume. Or how about a hooker , nurse and belly dancer and others?? Also,
try to vary your selection of bra and panties. You can always mix and match.
There's no need to wear matching sets all the time. Have fun mixing and
matching. Besides lace, other choices include satin ,
silk and leather to spice
things up.

Men like to bring home Jennifer Aniston to their mothers while they prefer
to have fun with Angelina Jolie. So when you are choosing bra , go for something
slutty. It will raise the temperature and level of passion. As mentioned?
earlier, choose sheer bras .

Last of all, check how the bra unhooks . It should be easy to undo or your
guy may get frustrated trying to undo it. Front hooks will be easier to undo.
Unless, your plan is to frustrate him and prevent things from going
further.

Little Ideas To Increase Your Rents And Keep Your Tenants

Your tenant living in your investment property is really a business partner for you. The best way to ensure you have a good relationship with your tenant is look after them. Basically they are happy paying their rent and getting on living and enjoying their life. Most of the renters I have come across live from week to week. They have a mind set generally that locks them into long term renting. This is a benefit to you that you need to take full advantage of.

So what I find to be the best scenario is to keep them happy and make their life as comfortable as possible. When they are in this comfort zone they typically always pay their rent and just as importantly they will look after your real estate investment. These two keys are critical to putting each property on auto pilot. This makes your life easier and also your property manager?s job easier as well.

There are small repairs and fix ups you can do to the property that will make your tenant happier. A good example is installing a light, heater and fan unit to the bathroom. This will keep the people warm when using the bathroom. Also it will stop the room fogging up in winter time, which will stop the build up of mould on the walls and ceilings. The tenant is happy and you are looking after your investment property and by adding a time and labour saving piece of equipment. This also adds value to the property. And the tenant will be happy to pay you five dollars a week extra in rent when you explain the benefits to them.

Another good add on I like to use is, a garden shed. The men these days love to tinker around in their sheds. This is becoming popular with the ladies as well. With this one you are adding a lot of value to your investment property and you will have no trouble at all getting an increase in the rent. The tenants will love you. It gives better storage space and helps keep the place look neat and tidier. Another added bonus to both you and your tenant.

By using creative strategies like these, you are able to leverage yourself. It will only be a little bit on each example but every little bit helps. When you have multiple real estate investment properties, then you start to see the benefits of leveraging. It works the same as compounding interest.

How to Win at Backgammon Using the Doubling Cube

About the Doubling Cube

A player who has a large advantage during a game may propose doubling the stakes with the doubling cube. This can be done at the start of the player's turn, and before the dice have been rolled. Should the opponent reject the offer, they concede the game and pay the original wager, while acceptance of the offer means that the game is now played for the new higher stakes.

If a player accepts the offer of a double, they then become the owner of the doubling cube, and only they are allowed to redouble. Should a redouble be refused, the player must pay the wager that was at stake prior to the redouble. This process can go on until 64 times the original wager is at stake.

If the losing player has borne off at least one piece by the end of the game, they pay the original wager. If none of the pieces have been borne off by the end of the game, the player has been 'gammoned' and loses double the value of the doubling cube. A defeat without any pieces borne off, and a piece in the bar or the winners' home board is called 'backgammon', and the loser must pay three times the value of the doubling cube.

When to use it

Not only should you be aware of your game strategy, but you should also put much thought towards when to use the doubling cube. There are many factors influencing the players decision on when to offer the double, and when to accept or reject it when it has been offered.

The pip count needs to be considered when a player is thinking of offering a double, and as a general rule, if a player is leading consistently during the game, it is a good strategy to offer to double. However it is not just this that needs to be taken into account - the arrangement of pieces across the board should be looked at. If your opponent has managed to block four or five points in a row then they have a more commanding position than someone who has lots of points with only one piece.

Offering a double earlier rather than later is more likely to result in the double being accepted, as an opponent is unlikely to accept the offer with defeat looming. However the prospect of winning gammons or backgammons changes the landscape further - sometimes doubling is not recommended if there is a high chance of this occurence, as the opponent would simply accept the loss of the original stake.

The Backgammon Board Game And Its Long Journey Through Time

If we could travel back in history through our time machine, to view the earliest origins of the backgammon board game some five thousand years ago, we might well find ourselves on the edge of a mud-brick village by the might river Euphrates. Under the shade of a palm tree, two men sit around a roughly carved primitive backgammon board. They discuss in animated terms the first ever backgammon instructions and perhaps express some difference of opinion about how the backgammon setup. If we stay a little longer to observe their play, we would probably recognize some of their backgammon strategy, and perhaps even acquire some valuable tips for improving our own play. Although the stone counters and the bone dice would be strikingly different from the counters and dice we commonly use, and their backgammon boards divisions would certainly not show the same precision with which our contemporary boards are divided into their twenty four points, it would be amazing how much of the game would be recognizable.

Now what if we could reverse the direction of travel of our time machine, and take these ancient players away from their riverside game and bring them into the twenty first century. While they would certainly be astonished by modern technology, they might be even more astounded to see how their favorite pastime survived all the travails of some five millenniums. The backgammon boards on sale in the games retailers, would no doubt remind them of the game they once played, and even todays common backgammon set up would have a familiar look to it.

The big question of course, is how would they react to the concept of free backgammon games, with a backgammon download available from a range of Internet backgammon sites? It seems reasonable to speculate that after the initial shock with the amazing technology that makes Internet backgammon possible, they would start to be impressed by how these downloads bring to the screen backgammon sets displayed in 3-D and a variety of colors, presenting an excellent reproduction of the manufactured backgammon sets. With a little further acquaintance with online backgammon, they would doubtless start to appreciate the pleasures of playing backgammon against a sophisticated computer, not to mention the enjoyment to be had from being able to play against opponents from all around the world. If, as seems likely, the first backgammon players were also backgammon gaming enthusiasts, they would be astounded by the amounts skilled players can win on the Internet.

True, it is possible that our imaginary time travelers could find themselves missing the simplicity of the backgammon games that they enjoyed back in their village, when contrasted with the speed and sound of Internet backgammon. Nevertheless, it is hard to imagine they would not derive satisfaction from the way their favorite village pastime has become a game enjoyed by millions of people, both online and offline. It would be hard to find a comparable ancient game to match backgammons long life and popularity.

Online backgammon authority Gene Marshall is commissioned by a few different top internet backgammon web sites. He specializes in articles about backgammon game download and backgammon gaming. More material and writings published by Gene Marshall on the theme of backgammon can be found on line.

Elegant Real Estate Locations in Paris France II: The Elegant Faubourg Saint Germain

The aristocratic ?Faubourg Saint Germain? is situated on the southern riverbank behind the well-known ?Mus?e d?Orsay? and includes the entire area between the skirts of ?Saint Germain-des-Pr?s? and the ?Esplanade des Invalides?.

The historic origin of this district dates back to the late 17th century. After King Louis XIV?s decision to build the ?Invalides? church and its flamboyant golden dome, the big meadow toward ?Saint Germain-des-Pr?s? began to attract many investors.

Primarily aristocrats purchased large plots. They were inspired by leading architects and constructed splendid town palaces, the so-called ?h?tels particuliers? which are architecturally very interesting. A modest wall facing the street is in stark contrast to the exquisite interior. Directly opposite and across from a spacious courtyard, the so-called ?cour d?honneur?, is the main part of the building, the ?corps de logis?, which has a beautiful garden behind it. The entire setting is flanked by two lateral wings on either side of the courtyard but the most precious apartments are situated in the main building between the courtyard and the garden; in French ?entre cour et jardin?. Most ?h?tels particuliers? (the term has nothing to do with ?hotels?) are considered monuments of French history and house important institutions, such as ministries and embassies. They are very rarely divided up and sold as apartments.

Some ?h?tels particuliers? are open to the public for visits. Although its architecture does not entirely follow the traditional setting, one of the most attractive is the so-called ?H?tel de Biron? at ?77, rue de Varenne? which houses the famous ?Mus?e Rodin?. The sculptor himself lived there and its magnificent park showcases many of his famous sculptures.

Except for the ?Mus?e d?Orsay?, the ?Mus?e Rodin? and some heavily guarded and important political institutions, the ?Faubourg Saint Germain? does not offer spectacular sights. One of the most interesting features may be the simple fact that it is a very pleasant residential area offering attractive family apartments and excellent shopping facilities right in the centre of the city.

Langan's Brasserie in The Seventies

The most popular restaurants in the Seventies were places to see and to be seen in. The newly opened Langan's Brasserie in Stratton Street, on the site of the old Coq D'Or, fitted this bill perfectly. Peter Langan, the alcoholic genius who created the restaurant, hosted preview dinners, leading up to the opening in 1976. The ambience was enticing, donated fine art splattered the walls, David Hockney designed the menus, but in those days, the food was the least interesting thing about the restaurant. It was the famous clientele that attracted the caf? society in droves. On one given weeknight, you could spot deranged members of the British aristocracy, Hockney, David Bailey, Jack Nicholson, Andy Warhol, The Shah of Persia, and President Gerald Ford munching away. (Statesmen were invariably encircled by tables of their security staff). Diners scoffed bangers and mash, while viewing the restaurant's visual froth, which included socialites, top models and their entourages of fashion designers and fashionable hairdressers.

Once the restaurant opened, if provincials booked a table, thinking they could star spot, they were shoved upstairs to 'Siberia', to ogle if they so wished, Patrick Procktor's freshly painted mural of Venice. The top table, which Peter Langan reserved for his friends was near the entrance, next to one of the big windows in the restaurant. One of the main attractions of the restaurant was Peter himself, who thrived on being an outrageously rude court jester. He revelled in verbally attacking his adoring customers, and behaved like a sexist pig towards his women victims. Funnily enough, trapped diners regarded it an honour if Peter descended on their tables and ruined their meals.

The Sculptor Peter Schleshinger drew a lovely portrait of me in the early Seventies, and the architect who bought it in order to scare his children loaned it to Langan's. It was shoved at the far end of the restaurant near the library on the ground floor, which gave me a legitimate excuse to 'see and be seen', while I table hopped through the restaurant in order to view it, during my days as a gossip columnist. The characters in Frantic, my novel about the early Seventies didn't make a habit of going out to swanky restaurants. That's because they were holed up in trendy cafes, modelled on the infamous Up All Night in Fulham Road, where wired partygoers used to come down from their drugs. 'One fading afternoon, in a popular Knightsbridge watering hole, Alice's pounding head lay submerged in her triple expresso coffee (she had spent a tough night at The Igloo)' is a quote from Frantic which illustrates the fad for all night cafes in the early Seventies. Food didn't seem to be so popular in those days.

The fodder was definitely the least important thing about Langan's, although the cr?me br?l?e was divine. It was the best thing on the menu, and one needed a pickaxe to crack the crust. When I interviewed Jackie Collins re: her book Hollywood Wives, we consumed cr?me br?l?e for our starter, main course and desert. And, no, we didn't have the top table. We had the second top one!

How to Find Out How Motivated the Owner Is

Is the owner ready to sell and how motivated are they?

Everyone?s reason for selling their property is different and the settlement time in which they want (or need) to sell can vary as well.

When a person is selling a property I like to find out what is their level of Motivation to Sell.

What you need to determine is that some vendors are motivated to sell and will look favourably on your offers in order to achieve a quick sale while others have higher and often unrealistic prices that will not be suitable for your investing needs.

What I would suggest is you focus on those who are motivated and spend less time on those who are not. Don?t ever take their rejection of your offer personally, And please don?t let fear of rejection stop you from making any offers with any types of vendors.

You will quickly find the motivated vendors by making offers, always include a ?subject to? line included in your the offer. (Subject to Finance, Building inspection, etc)

Always treat the vendor as a business partner; it is merely a transaction between both parties to achieve a satisfactory outcome. Be polite and respect them, don?t try to burn them. Concentrate on their needs as well. There are always plenty of deals to be had.

If you treat people this way they will be more likely to want to do business with you. Sometimes they will often come back and take another look at your offer if they can?t get their asking price. Remember there is always more than one way to skin a cat.

The Year Of The Cruiser

The Year Of The CruiserSubmitted By: Jim Harris

The Chrysler PT Cruiser is a typically American etro-styled station wagon or hatchback built by Chrysler, launched in 2000 as the entry-level Chrysler. Still a hot seller in its second season, the PT Cruiser got newly optional flame accent decals for the hood and front fenders. Famous for its retro looks, Chrysler's PT Cruiser combines this unmistakably classic look with modern performance, efficiency, and features. PT Cruiser's throwback design helps it stand out from the crowd while its ambitious engine helps you get away from one. During it?s conception, PT stood for Personal Transportation, and the four-door Cruiser provided precisely that--plus a lot of enthusiastic responses from other motorists on the road. The PT Cruiser was on Car and Driver's Ten Best list for 2001 and won the North American Car of the Year award that year.

The PT Cruiser was originally meant to be a Plymouth, before Chrysler's merger with Daimler-Benz. The look was refined, and in 1998, another Plymouth concept called the Chrysler Pronto Cruizer directly previewed the styling of the PT Cruiser. The PT Cruiser also bears a resemblance in size and shape to the 1997 Chrysler CCV prototype.

Indeed, Chrysler specifically designed the PT Cruiser to fit the NHTSA criteria for a light truck in order to bring the average fuel efficiency of the company's light truck fleet into compliance with CAFE standards. Inside the PT Cruiser you'll find a spacious and versatile cabin with a retro-themed dash. While the body style remains remarkably consistent from year to year, there are actually multiple models of the PT Cruiser, designated by unique badges in the lower left hand corner of the rear lift-gate. The Chrysler PT Cruiser has good handling, fits in a small parking space, and holds full-sized adults and their luggage in comfort. The automatic transmission in Chrysler's PT Cruiser can only be used with Type 7176 transmission fluid.

For those who were shopping for a low-priced wagon or convertible that offers extra style and can handle a steady stream of passengers and cargo, the 2006 Chrysler PT Cruiser was definitely worth a look. The PT Cruiser convertible doesn't offer quite the utility as the wagon, but there is a pass-through from the trunk and the backseat is still plenty roomy for a pair of adults. The convertible version of Chrysler's 2008 PT Cruiser comes standard with a 5-speed manual transmission but can be upgraded to a 4-speed automatic. The PT Cruiser Convertible was later discontinued on December 21, 2007 as part of Chrysler's owner, Cerberus Capital Management' plan to cut costs by discontinuing several Dodge and Chrysler models. Early Cruisers were recalled to add child seat information to the manuals.

Despite a post-redesign drop in sales, the PT Cruiser is the Chrysler brand?s third best selling model, with 99,585 sales in 2007 and 138,650 sales in 2006. The 2008 PT Cruiser Convertible is a 2-door, 4-passenger convertible, available in one trim only, the Base. For hauling cargo, the wagon version of the PT Cruiser excels. Turbo-equipped Touring and Limited Cruisers come standard with the automatic, while the GT can take either a manual or automatic. The Chrysler PT Cruiser itself will be dropped after the 2009 model year, meaning that production will most likely stop in 2008.

Real Estate Economics at a Glance

Real estate business is like a whole different world in itself where different forces collect and affect one another and thus functions that world. Acknowledging the real estate market laws is rather essential because it is a proper, separate subject that needs to be given its due importance. It needs to be studied like any other subject that is studied in economics. Real estate economics should be studied because it provides information about how the economic laws, rules and techniques are used in connection with the real estate market. The aim of these markets is exactly the same as those of the other markets. To earn maximum profit at minimized cost. Exactly the way other forces of demand and supply are determinants of commodity market pricing and equilibrium, real estate market studies too hold equal importance.

Real estate has become the vital part of the economics. It holds within itself a revenue source for the governments. There are employment opportunities that are filled because of it. The circular flow of national income of a state gets a very big contribution from the real estate market and keeps it flowing steadily. When so much is depended upon it then it should definitely get a place amongst the much pondered upon issues.

Any market; whether it is a commodity market or some other markets there will always be certain forces working together to make it run. A brief overview of the running forces of this market can facilitate even an ordinary man in dealing with real estate matters. The real estate market is huge with two basic forces running it that is demand and supply of real estate. There are owners and tenants and their money capital that they are willing to invest in the properties. These are the two very main characters that play the entire role. Because they are the ones who have money they can invest. The others come second on this list. There are others who rent or lease out their property instead of consuming it themselves. The demand side depends on the population requirement while the supply side depends on all those inputs that help in building the stock of real estate.

The equilibrium formed thus by the forces of demand and supply depicts the mechanism of this market. The study of real estate thus provides tips for a better economic and social development of the societies of the World.

How to Buy Foreclosure Properties at Auction

One of the best known, but least understood, ways of buying foreclosure properties is to buy them at a live foreclosure auction. Depending upon where you live, a foreclosure auction will generally be held either at your county courthouse or in some other public place. Sometimes the auction will be conducted by the county sheriff and sometimes by a proxy appointed by the court. Regardless of who is chosen to conduct the auction, the result is the same: the property is sold to the highest bidder.

The first bid is typically made for the foreclosing lender by whoever is representing that company. The bid will generally be for the amount that's owed, although there doesn't have to be any actual exchange of money involved. If no one else puts in a higher bid, property ownership reverts to the lender.

In the majority of cases, no one shows up for the foreclosure sale except the proxies for the lender and whoever may be running the auction. That's especially true if there's no room for profit between what's owed and the market value of a property.

Make no mistake: foreclosure auctions aren't generally places for beginning investors, because you'll need access to either significant amounts of cash or a large line of credit that you can tap into quickly. If you have either of those resources at your disposal, you can sometimes find great buys at foreclosure auctions, but you have to be careful, because most of the time the amount owed doesn't leave much room for profit, if any. The properties that do contain a significant amount of room for a profit are most likely to be attended by a bigger group of investors. The key is to do your homework well, because a mistake can be very costly.

If you want to check into auctions yourself, the first thing you have to do is find out which publication is used to list them. Often it's the legal section of your local newspaper, although some larger cities use specialized business papers to advertise foreclosure sales. There are also various services that will notify you of foreclosures in your target area if you subscribe. If you happen to be interested in a particular property, you can contact the firm in charge of the auction for information about the time and place of the auction. Call the day before the auction to see if the defect has been cured or the sale has been delayed for some reason.

Always remember, if you bid, you must follow through with the purchase. There's no turning back once you've committed to buy a foreclosure property at an auction. So do your homework. It would be wise for you to choose a few target neighborhoods and specialize in those areas, so you'll know how much profit is available even before you consider bidding on a certain property.

Although it's rare, you can occasionally find some great deals at foreclosure auctions. If nothing else, you'll find it educational just to attend a few, just to see how the system works.

Time To Start Looking For A Maternity Swimsuit

Time To Start Looking For A Maternity SwimsuitSubmitted By: Amy Jarman

Swimsuit season is fast approaching and with Spring Break coming up many expecting moms may find themselves heading to some warm beaches for vacation destinations. Whether you are headed to sunny beach destination or just signing up for a water aerobics class, there is a good chance you will need a maternity swimsuit at some point in your pregnancy. There is also a good chance that you will not, and should not, try to fit into your pre-pregnancy swimsuit. Fortunately there are a lot of cute styles on the market to choose from in maternity swimwear. Here are a few ideas:

Halterkinis and Tankinis and are wonderful alternative to a solid one-piece or an all out bare all bikini (which most of us don?t have the guts to wear when expecting ? or otherwise!). The Halterkini and Tankini or some other word derivative with more or less the same meaning is a 2 piece suit with either an adjustable halter tie top or tank style straps and a belly skimming top. Bottoms are usually below the belly and sometimes have adjustable side ties ? which is good if your hips seem to be growing at the rate of your belly during your pregnancy! The Halter and Tankinis usually come in a wide variety of solids and patterns. Sometimes the bottoms are a solid with the top a pattern which gives a cute accent. Both of these styles of maternity swimwear allow you to be a bit flirtatious and stylish while not flashing a big pregnant belly to the world if that?s not your thing.

The Babydoll style is an even more modest yet fashionable style to choose from if you want full belly coverage and more bottom and hip coverage too. Prego Maternity Swimwear has both a Tank BabyDoll and Halter BabyDoll styles that come in a wide array of colors and patterns. Both of these styles provide maximum bust support and have high fitting bottoms that fully cover your belly and a dress style top that covers your bottom too without looking prudish.

If you are looking for flattering tummy coverage in a pool lounge maternity swimsuit, then the Strapless Mini is a good option. The mini comes in a variety of solids and patterns and often has a removable halter string for a little extra protection if you do decide to brave the waves or swim a few laps. The mini often gives more bottom coverage with the top and has separate bottoms.

If you do need a good solid one piece maternity swimsuit, The Prego Empire Tank gives amazing bust support and a real sports fit while still allowing plenty of belly stretch. If you are looking for a cute pattern in a one-piece, the Maternal America Halter Keyhole Swimsuit has come back this season in a super cute Turquoise pattern as well as in the bestselling black and brown solids. The Keyhole Swimsuit is an excellent hybrid of a fashion swimsuit with a flattering look which you can wear to swim.

Finally if you are brave enough and fit enough to wear a bikini when pregnant, you must invest in a maternity bikini because nothing else will fit completely right. Maternity bikinis have adjustable tie halters with a good amount of support and little extra room in the bust. The bottoms are stretchier than a non-pregnancy suit.

So whatever your maternity swimwear personality, there is a flattering style out there for you and probably in your choice of color or pattern. Most maternity swimsuits are made with plenty of spandex to take you through your entire pregnancy. Padded bras are usually preferable and add a little extra support for maternity swimwear, so check your online product descriptions or call the store if you are shopping online for your purchase. So, have fun in the sun and don?t wait until the last minute to find your perfect suit.

Experience the Strange and Twisted World of Internet Cafes

Experience the Strange and Twisted World of Internet Cafes

 by: M6.net

Being a novice of the Internet and realms of technology in general, the idea of hanging out in an Internet caf scared me about as much as it used to when I first sat in front a computer trying to figure out how to turn the thing on. Pictures of super-obese, nerdy, snotty-nosed tech-heads filled my head as well as visions of stagnant, sterile rooms crammed with blue screens flashing the latest comic heroes and teen idols. Well, I just went on a trip to several countries around the world and I ventured into this unknown sector, as I wanted to keep in touch with people back home. Although I admittedly didnt visit many of these cafes (I needed a break from the computer worlds of school and work), the few I did see were quite different from what I expected.

First stop was a caf in Prague, Czech Republic. This was hidden down an alley but was next to restaurant so it seemed safe enough. I paid the equivalent of just over $1.00 U.S. for a half hour on the machine-not too bad eh? Now I dont know if I was attacked by an evil spirit or just had something with my brain that day, but for some reason it took 25 minutes to just get into my hotmail! First of all, the keyboard was different, and in weird ways I tell you. If you hit the Y key it came out as a Z and vice versa. I was surprised later in London that their keyboard was also different from the ones back home. I thought keyboards were universally the same around the planet! I finally got into my hotmail, sent a one sentence email and left. Looking around me as I departed I saw that most of the people using computers were so-called normal folks like myself, mainly backpackers and tourists, but also businessmen etc. If I had more patience that day it probably would have been a nice atmosphere to be part of, I saw that they served coffee and tea, but as I was in a beautiful foreign place I needed to get out under the Sun amidst the real action.

My other main experience in the public Internet world was to be in the North of London in a suburb called Neesdon or Sneezdon as the Aussie mates I met up with liked to call it. Here, the Caf was totally different from the previous one and I assume I dont like to assume-that like people, each caf is an individual entity with both positive and negative traits as well as bonuses and letdowns. This caf was in the back of a mobile (cellular) phone shop and was just a tiny room with a handful of computers that no one else seemed to be interested in, everyone looked more focused on phones, but I have a weird feeling they might have been dealing something else under the counter that was sparking hot interest.

We paid 1 pound (approx. $1.75U.S.) for an hour. Three of us walked in and we sat down at two computers, I think this was probably disallowed but again no one was paying any attention to us. My friend said he had been to this particular caf a few times previously as he was living in the area for a year, and had seen and experienced some undesirable situations. One day he believes he saw a cannabis deal go down, and on another occasion a drunken man came in and told him he didnt like the look of him and would he go outside for a fight? The confrontation dissipated with the use of calm communication but you can imagine that this type of Internet caf would be rated poorly on a world standard. So, beware where you enter the virtual world my friends, reality may just arrive to smash you in the face!

In the end, I think like all things in life these Internet cafes need to be approached with optimism and hope, as one never truly knows what there is to offer in a new experience. I imagine that there is a multitude of different types of cafes-some you may even deem as cool places to gravitate. If strange and twisted is what you look for, or a common normality, I believe both can be found in the cafes of the future.

Real Estate Schools

When a person is looking for the right living or office space, but does not know how to go about the buying process, then a real estate broker or agent is the person to approach. These professionals not only help a buyer find and select the right property, but also get some of the best deals for their customers. Today, careers in the real estate industry are highly rewarding. Hence, the importance of real estate schools arises.

Aspiring real estate agents are offered real estate pre-license, post-license and continuing education courses in the classroom. They are also provided with online courses. There are various schools that pass knowledge in this faculty. Conveniently located in various states, these schools have been training real estate professionals for more than 20 years. They help a majority of students obtain real estate licenses.

Online real estate courses offered are also second to none. Students are offered online sales associate pre-licensing and online post-licensing courses, with a wide variety of supplemental material to help students pass the real estate exam. Real estate schools offer thorough training to the candidates, making sure they will be prepared the day of their exams.

It is said that choosing the best real estate school can be a tough decision. There is an eligibility criterion that needs to be fulfilled in order to apply for the real estate license. To begin with, the student must be at least 18 years of age and have a high school diploma or GED. In order to apply, a candidate needs to submit application to the Division of Real Estate with the appropriate fee. He must also complete and pass the state approved 63-hour sales associate pre-license course.

Real estate schools have grown in popularity over the years. Most of what is taught in real estate pre-license classes, courses, and training is designed to help the student know what is required to be a qualified licensed real estate professional. In addition to this, one needs good communication and persuasion skills to make a successful career in real estate.

Real Estate Schools provides detailed information on Real Estate Schools, Online Real Estate Schools, Phoenix Real Estate Schools, Scottsdale Real Estate Schools and more. Real Estate Schools is affiliated with Real Estate Agent Courses.

Teenage Mutant Ninja Turtles Party Ideas

Teenage Mutant Ninja Turtles Party IdeasSubmitted By: Cynthia Marcano

A perfect combination of martial arts, actiNinja adventure and cute turtles, these characters are the perfect basis for a boy's birthday party. Most little boys I know love at least one, if not all of the characteristics of the Teenage Mutant Ninja Turtles. Incorporating all of those traits into a birthday party is sure to turn into some sure fire fun.

The Teenage Mutant Ninj Turtles are best known for their martial arts, their love of pizza, sewers and for screaming Cowabunga!!!!!. This translates into a supereasy birthday party to put together.

Party Decorations

With Teenage Mutant Ninja Turtles party supplies readily available, you may opt to take the simpler or less expensive route. Using basic colors and supplies can achieve that goal. I suggest using a combination or green and blue or green and brown.

To make this party scream Teenage Mutant Ninja Turtles, we need some signature decor. Here are a few suggestions:

1. Manhole Covers Wall Decor - Cut out large circles out of posterboard or cardboard. Try to make them at least 24 inches in diameter. Use either silver or grey colored posterboard super easypewter grey. Now cut circles 1 inch smaller than the original circles. Use black posterboard or paint these circles black. Paste the black circle on top of the grey circle. Cut out strips the length of the diameter of the circles by about 1 inch in width. Over lap the strips one by one making a plaid design. Paste the completed plaid design over the circles. Trim where necessary. Your manhole cover is now complete and can be hung on your wall or on the floor.

2. Ninja Stars - What's a ninja without ninja stars? Using a six point star cut out the shape on silver/grey posterboard.

3. Graffiti Brick Wall - Using faux brick wall paper and spray paint this is easy to replicate and perfectly legal. For authenticity, use sevcral colors of spray paint. Add the birthday boy's name and party guests to the faux brick wall paper. hposter boardraffiticreator.net/ has several styles of font that you may try to replicate if you are shooting for a very authentic look. Once dry hang on a wall.

4. Hang up posters or enlarge clipart and hang poster board

The turtles LOVE pizza so add empty pizza boxes all over.

Party Games

Since this is a ninja based birthday party, chances are there will be some martial arts replicating going on. The best poster board someone with an accidental black eye is to keep the ninja's in training occupied. These party games should help.

Pin the Mask on the Turtle - the same concept as pin the tail on the donkey.
Free Printable Available Soon

Find the Manhole Cover - the TMNT are always looking for a route back to the sewer. Make several small manhole covers and hide around the party area. The one who finds the most escape routes (manhole covers) is the winner.

Ninja Star Practice - Don't panic these are not real ninja stars. Using paper ninja stars (see decorations above) designate a specific area as the target. Whoever comes closest to the target area is the winner.

Find The Pizza - using the same emptposter boardes, hide a fake pizza (clipart cutout) to one of the boxes. Have the party gamers search for the pizza. Whoever finds it first is the winner.

Teenage Mutant Ninja Turtle Training Camp - (recommended for older children). If you have the roseveralors or the weather permits, have the party goers compete or participate in a traing course. Events can include jumping, running, kicking and flipping. To make it a competition just rate who did each category the fastest or highest. This should be a supervised party game. To make it extra special, have the children wear green and place eyes masks (in the TMNT colors) on them. You will have your own swarm of ninja turtles.

Party Menu

Pizza - duh!

Lime Green Jello - (Ooze)

Lime Green colored Kool-Aid or juice.

How To Buy A Property With No Money Down

Have you ever wondered why some people seem to get all the good real estate deals? Does it seem unfair that creating wealth appears to be for the rich only? Well I have some great news for you. ?No money down? deals on real estate can be done by everyone, when you learn the skills.

Buying a property with no money down is a mindset. The deals are not advertised as ?no money down? deals, they need to be constructed to be this way. And yes, anyone can do it, it just takes some education and a little confidence.

All real estate deals need to be seen as an opportunity and they may need to be worked a little. You may need to invest some time, face some challenges and grow and develop in your financial education to be able to make these opportunities in to reality. I will give you a few pointers as to how to work a real estate opportunity into a ?no money down? deal.

Firstly, don?t always believe what the real estate agents say, they will often tell you what can?t be done rather than what can. Let?s face it, most of them are not seasoned property investors.

One simple way to get this dreamy ?no money down deal? is to find a property that is worth investing in. Get a couple of valuations done on this property by different valuers. (A trick here is to get a few valuations done, they will all come back differently and then you can choose the highest one.) Make sure you do this BEFORE you buy the property. If the valuation comes in higher than the purchase price, then you can get finance based on the valuation, rather than the purchase price. Now a good rule of thumb when investing and building a property portfolio, is to get your properties financed with the highest LVR (loan to value ratio). Aim for 95% if possible. This will help you buy more properties and get your portfolio off to a flying start.

Some quick numbers to help you understand this concept: Say the real estate agent was asking $180,000 for the property. You got a couple of valuations that came back at $180,000, $190,000 and $200,000. (This is actually possible). Assume that you can get a loan for 95% of the valuation price i.e. $190,000. Therefore, you are paying $180,000 for the property but are able to get a $190,000 loan. You could even use some of this extra to fund your next deposit. Easy!

In Australia, and you?ll need to check the rules in other countries, but the big 4 banks use their own valuers, so you may not have the luxury of choosing a valuation. They often value it lower too, to ?cover their buts?. You will have to use a second tier lender, but that often isn?t a bad thing, in fact I use them more regularly than the main banks.

You could also make a contract subject to a valuation coming back at a certain price. If it doesn?t come back at that price, then you have the option of bailing out, but if you like the property, then you could ask the vendor to drop their price so that you still purchase for ?no money down? e.g. purchase price is $190,000 and you want a valuation of $230,000. If it only comes back at $198,000 then you can ask them to drop the price to say $160,000.

When purchasing a property, the finance is an extremely important part of the overall transaction. It is important to understand the system and work within it. There are often different ways of structuring things so it is advisable to get a broker (specifically an investment specialist e.g. Investor Finance), that can help you get creative with your finance deals.

You could also ask for vendor finance. If they can?t finance the whole property i.e. they may need the money for something else, then at least ask if they can leave in the balance of what you can?t get from the bank. For example, if you want to purchase a property for $500,000 but the bank will only lend you $400,000, then ask if the vendor will take a second mortgage over the property, and leave $100,000 there for you. This would create a ?no money down deal? for you.

A great tip for investing in real estate in general is to not fall in love with the property, but fall in love with the deal. Look also for MOTIVATED SELLERS e.g. divorced, bankrupt, lost job etc. For some places you can put in a crazy offer and then just keep your eye on it. If the property is still on the market in 3 months, then call them again and re-offer the crazy offer. It won?t seem so crazy to them now. You can then keep the property, rent it out or resell it or do a ?rent to buy? (see www.toolsforwealth.com for a product review of this brilliant strategy).

So in conclusion, you need to be CREATIVE for ?no money down deals? on real estate, but they are there. You just need to be able to see the opportunity and do things a little differently.

The Greek Island of Corfu

Crescent shaped Corfu, the second largest and most beautiful of the Ionian Islands (the Eptanissa or Seven Islands) is located in the north of the Ionian Sea, across from Italy and 3 km from the Albanian coast on the east. The name is derived from the Greek korifo or summit, which refers to the Acropolis where the city stands and where refuge was sought from pirates during the Byzantine period. To the Greeks it is known as Kerkyra, from Corcyra, its ancient capital city. Verdant and fertile from abundant rainfall and lavishly picturesque, its great natural beauty and local color is its enchantment. Unlike the islands of the Cyclades (Mykonos, Santorini, etc.) the scenery is not composed of white cubic houses on barren stretches of rock. Corfu is endowed with a landscape of rustic scenery and woodlands, rich plains, hills, flourishing olive groves, imposing mountains, valleys, lakes, charming harbors and bays, long coasts with broad beaches, and traditional villages, which provide spectacular vistas and quite a variety of destinations for the tourist. Many powers dominated the island over its long history but it was the lengthy presence of the Venetians that gave the island its character and permeated the culture, art, music, and mostly notably, the architecture, and cuisine. It was the setting used by many writers from Shakespeare's The Tempest, to Lawrence Durell's Prospero's Cell, and Gerald Durell's, My Family and Other Animals.

Inhabited since around 70,000 to 40,00 B.C. (Upper and Middle Paleolithic periods), it is widely believed the ancient seafaring Phaeacians resided there (when Homer's Odysseus came ashore before reaching Ithaca). The colony of Corcyra, the ancient capital, was settled by Corinth in 734 B.C. and never part of the Golden Age of Greece but in the Second Peloponnesian War (431-404 B.C.) Athens came to the aid of Corcyra against Corinth. Under Roman rule in 229 B.C. Corfu opposed Augustus Caesar (31 B.C.) to support Antony and Cleopatra and was punished by having its monuments destroyed. The Romans finally lost control; in the 6th century A.D. the Vandals wrought havoc on the island, and in the 11th century the Normans' rule was interspersed by the raids and plundering of Crusaders. After laying siege to Corfu the Byzantines rid the island of the Normans. The French controlled it in intermittent spurts and then lost it when Napoleon fell from power.. The Ottomans did not oppress the island for four hundred years as they did the rest of Greece but working in partnership with the Russians from 1799 to 1807 they signed the treaty that formed the Seven Island State of Corfu. The British were the last to rule before it became part of Greece in 1864, and contributed to developing agriculture, building schools, roads, bridges, administrative buildings, and hospitals. Mussolini invaded in WW II and when Italy surrendered to the Allies Germany retaliated by massacring Italians; the whole community of Corfiote Jews was wiped out.

Indeed the first destination as a tourist is Corfu Town on the east coast, when coming in by ferry from the port of Igoumenitsa on the mainland (an hour and a half ride). The visibly green and historic town seems to spill up onto the promontory and outwards, as the ship glides in at the dock at Mandouki The town is divided into districts: the historic center with the old port and Byzantine Fourio (fortress), the old Venetian neighborhoods of Campiello above the harbor; Kofineto with the well known Esplanade used for public events (the cricket pitch at one end was left by the British), flanked by the arcaded street, Liston, designed during the French occupation to look like Rue du Rivoli in Paris, now lined with caf?s; the commercial district next to it and the area of the new fortress with the market and what is left of the old Jewish quarter. Renovations made after the 1994 EU summit have left it quite attractive. The old town, with its Venetian air is captivating and colorful; diverse architectural styles, 18th century shuttered buildings, a Catholic Church above a steep stairway, narrow alleyways, clotheslines hung between tenements (a characteristic feature of Corfu town), tourist shops and boutiques weave an interesting tapestry.

Numerous worthwhile sites await the tourist. The Archaeological Museum showcases the well-preserved massive (17m) archaic sculpture of the Gorgon Medusa from the 6th century B.C. Temple of Artemis at Corcyra. The impressive Asian Museum, housed in the Palace of Sts. Michael and George, built as a residence for the British High Commissioner in 1819 and later used by the Greek monarchy, contains a fabulous collection of Oriental Art (screens, porcelain, bronze, etc.) amassed and donated by a Corfiot diplomat. Nearby is a museum dedicated to the famous 19th century Greek poet, Dionyssios Solomos, who penned the Greek national anthem. In the restored church of the Panagia (Our Lady) of Andivouniottissa, the Byzantine Museum houses a fine collection of church frescoes and mosaics from the site of Paleopolis (the old city), pre-Christian artifacts, and icons from the 15th to 19th centuries. The most famous church in the town is Agios Spyridon, where its patron saint's mummified relics can be viewed. St. Spyridon (who attended the First Ecumenical Council in Nicaea in 325 A.D. and for whom much of the island's males and females is named after) is accredited with saving Corfu from a plague in 1632 and from famine in the 17th century; during WW II the church was untouched by Nazi bombs. The relics are paraded in Corfu town on Palm Sunday, Easter, and August 15th, when the town is transformed into a stirring spectacle of cramped streets flooded with townspeople trailing in religious precession (accommodations are booked solid for those days so plan ahead).

On the outskirts south of the town, the woodland estate of Non Repos, built in 1824 by the British and given to Greece in 1864 was the birthplace of Prince Phillip, husband of Britain's Queen Elizabeth. Its museum contains archaeological finds, period furniture, and modern exhibits. Temples dedicated to Poseidon and Hera are on its grounds. Just 4 km south of the town, where once sat the ancient capital of Corcyra, is a peninsula. The gorgeously green hill above it, with a stunning vista, is the area of Kanoni where the French had artillery in 1798 (one cannon remains). At the tip of Kanoni, below the hill, is the most photographed, tiny, tree filled islet of Pondikonissi (Mouse Island), one version claims it to be the petrified ruins of one the Phaeacian ships that took Odysseus back to Ithaca; Vlaherna and its little white convent of the same name is the islet next to it, attached to the peninsula by a causeway.

A huge new water park, Aqualand is 9 km west of the town in Agios Ioannis and offers family activities. There are also many excursions and boat trips from Corfu town to keep one on the go. In the rustic village of Gastouri (4.5 km sw) lies the Achillion, the neoclassical summer palace of the Empress Elizabeth (Sissy) of Austria, built in 1890 with an interior of mixed styles and frescoes of heroes and philosophers. A museum in the morning, at night it turns into a casino; located on the top floor, it opens onto a romantic terrace, lined with statutes of the muses and surrounded by a lush, overgrown terraced garden leading to the sea. The famous statue of Achilles, her favorite hero, graces the garden; beyond is a magnificient view of the island.

Touring the island further south on the east coast is the popular resort town Benitses that has toned down its wild image over the years; besides lots of accommodation and good food, there is traditional village with winding streets, a fine shell museum, and ruins of a Roman bathhouse. Further down at the tourist resorts of Moraitika and Mesongi the beaches are better and Ano Moraitika has an unspoilt village a steep walk up At Boukari the coast of pebbled beaches is quieter and, inland, is the out of the way woodland of Argirades, ideal for nature lovers and peaceful walks. Almost at the southern tip inland, amongst lovely olive groves, is Corfu's second largest town, Lefkimi, situated on the largest plain of the island; some interesting architecture and several pretty churches can be seen and as its limits extend to the sea it is a port of call and has a lovely bay and cape.

Coming up around from the southern tip through Agia Varvara, the lovely sandy beach sweeps up toward Lake Korission (5km long), surrounded by dunes and marshes and inhabited by tortoises, turtles, lizards, indigenous birds. Traveling up past numerous beaches, is the inviting Halkouna beach and then Prasouda, and Paramonas. Going inland toward a 13th century castle and further inland are the wooded slopes of the promontory of Agia Deka; below the peak is a monastery and flourishing orchards. Back to the beach at Agios Gordios, popular with backpackers because it's near Mt. Deka and continuing upward are the best beaches on the west coast. Pelakas, reknowed for its lovely beach and spectacular sunsets that can be viewed high above the village at Kaiser's Throne; broad, sandy Glyfada, and the very charming Myrtiotissa whose praises Lawrence Durrell sang in Prospero's Cell complete the trio. The area has many large, luxury hotels and facilities for water sports.

Still northbound, the busy resort of Ermones is in a pretty verdant setting with the mountains in the background. Inland on the Ropas plain is the Corfu Golf Club which is perhaps one of the largest in Europe. The stunningly beautiful village of Paleokastritsa with its coves, luscious greenery, dramatic rocky promontory and indescribably beautiful blue green water is certainly the gem of Corfu. It may have been the Homeric city of Scheria where Odysseus was washed ashore and Nausica brought him to her father, the Phaeacian King Alkinous. Diving, water sports, and boat trips to other beaches and seawater caves or grottos offer fun in the sun and fantastic views of the coast. Perched above the village is the picturesque 13th century monastery of Theotokou that has a museum with an impressive collection of Orthodox icons and relics of the church. The ruins of the 13th century Byzantine Fortress of Angelokastro built by the Despot of Epiros is 6 km up the coast, accessible from the village of Krini, which offers more spectacular views from above the coast. Nearby, inland, is another unspoilt village, Lakonos.

Further up the coast is Agios Georgios, a busy windsurfing center. The long, sandy beach of Agios Stefanos attracts families; a boat trip from the harbor is a great way to explore the Diapondia islands: Erikousa, Othoni, and Manthraki, thinly populated but boasting stunning views. More tourist resorts wind up around the northern coast: the hilly and picturesque Avliotes, Sidhari (near camping facilities), and Roda with its rocky, swampy beach in parts, camping and horse riding. . Aravi offers a route to the slopes of Mt. Pandokrator, the island's highest peak, passing small hamlets like Lafki and Agios Martinos, another entry point to the slopes, winds north to the western side of the mountain after Pyrgi. Strinylas is a popular village with walkers. Almyros beach is one of the longest on the island. Northeast, the Andinioti lagoon, a haven for birds is near Cape Ekaterinis, the northern end of the Corfu Trail, a 200 km, ten day hiking path opened in 2001 whose southern end is at Cape Asprokavos.

Coming down south from the cape is the resort and fishing village of Kassiopi, another port of entry; it is said that the Roman Emperor Tiberius once had a villa there and the 16th century church of the Panagia Kassopitra may have been the site of a temple of Zeus. Not to be missed: the idyllic setting of the harbor and bay of Kouloura, amidst the pine trees; Kalami, a quaint village noted for its most famous resident, Lawrence Durrell, who lived in the White House (now a taverna) and wrote Prospero's Cell: and the cove of Agni where flocks of people come to taste its exceptionally good Corfiot food. Winding down the steep mountain road one comes to Barbarti, the best beach on the northeast coast and popular with families. Closing the circle, outside of the town to its north is the yachting marina of Gouvia and the very popular, narrow pebbled beaches and tree-lined bays of Ipssos and Dassia.

Wherever one goes on Corfu there is always seductively good Corfiot food beckoning in tavernas be it sofrito, bourdetto, traditional Greek dishes or fresh grilled fish and an island nightlife of live Greek music, discos, or local tavernas where guitars strum Corfiot melodies. Accommodations range from back packers specials to quaint or modern apartments to luxury hotels in idyllic locations. Whether its diving in crystal clear waters, walking through olive groves, mountain biking, sailing, windsurfing, horse back riding, or island excursions Corfu offers a unique holiday on an island of rich historical and cultural heritage and much to satisfy one's curiosity.
