How to Stop Cleaning On Weekends
I used to spend my weekends cleaning house until I learned to take a few minutes here and there to stay on top of the dirt and grime. By doing a little cleaning every day, I avoid having to spend my weekends cleaning. Try some of the following ideas to help you free up your weekends.
Bathroom:
* Limit the number of products you keep on the counter. By doing this, the counters will stay uncluttered and be easier to clean. For the products that you want to leave on the counter, store them in a basket or caddy. This way you can just lift up the basket or caddy and clean underneath it in a hurry without having to pick up each individual product.
* Do you use a washcloth to clean your face? If so, when finished washing your face, rinse the washcloth out and use it to clean up around the sink.
* If you have a glass door shower, keep a squeegee stored in the shower by hanging it on a suction hanger hook. After every shower, use the squeegee to wipe away the water on the door. This will help keep your shower door clean by minimizing the amount of buildup from water and soap scum.
* Use shower gel instead of bar soap to reduce soap scum buildup. There are many wonderful shower gel products on the market for both men and women.
* To help your toilets stay clean and deodorized, place a self-cleaning toilet tablet in the bowl once a week.
* Keep cleaning supplies, including rubber gloves, under the sink in the bathroom so they are handy and within your reach when you have a few moments to clean.
Kitchen:
* Try the method I call ?clean-as-you-go-cooking?. This means to wash, dry and put away preparation dishes, bowls, and utensils while you are waiting for your meal to cook. If you use this method, then you don?t have to spend your meal time dreading the dinner dishes and pans. All that will be left to clean are a few dishes that will be a snap to throw in the dishwasher.
* Clean up drips and spills as soon as they happen so they don?t have time to dry.
* After cleaning the dishes and while your sponge is still wet, take a few moments to wipe down the countertops, stove, microwave and sink. This will help your kitchen to stay clean most of the time.
* When you open your junk drawer and discover that you have two year old coupons or a cabinet that is jumbled, stop what you?re doing and clean out the drawer or cabinet. This will help you to keep your kitchen in order and stay on top of the clutter.
* To keep your countertops tidy and easy to clean, store small appliances that you don?t use very often in cabinets.
* When frying or saut?ing food, use a splatter screen. A splatter screen will cut down on grease buildup on your stove and cabinets.
Family Zone:
* Have a dedicated area for shoes, keys, backpacks, cell phones, etc. Let all family members know where they are expected to place their belongings. For small children, make it easy for them so they get the hang of it. For my preschooler, we have a built-in shoe caddy in our laundry room with hanging pegs above. He knows to put his shoes in the caddy when he gets home from school. While he can?t reach the pegs to hang his backpack yet, he knows to place his backpack by his shoes and mommy will hang it up for him. This helps him learn to be responsible for putting away his own things.
This system also works well for hubby too! For all of you wives who have husbands that can?t ever find their keys, cell phone, and wallet ? give them a dedicated area to place these items. My husband has a dedicated drawer in the kitchen. Works great!
* Keep microfiber cloths or the famous Swiffer dusters handy and wipe away dust when you see it. It?s much easier to remove dust if you don?t let it build up. I keep a Swiffer ready to go at all times and do a quick dusting while my children are eating their lunch or I have a few minutes at some other time during the day.
* Consider using wax on wooden furniture instead of polish. Polish is known to attract dust.
* Toy clutter in my family room drives me batty! To help this problem, I purchased large baskets that compliment my home?s decor. At the end of the day my children know to pick up all toys and put them in the baskets. Do they do this without a battle? Not very often! However, my children enjoy snacks before bedtime and they don?t get their snacks until all toys are in the baskets.
These are just a few tips you can use to free up your weekends from cleaning. If you think about the moments you have here and there and what small cleaning chore you can accomplish ? you?ll find that overall your house will stay cleaner and you can free up your Saturday for family fun or go enjoy lunch and a movie with your favorite girlfriend!

Features of a Backpack
1. How the pack can be loaded.
With nearly every make of backpack available today a person is able to gain access through the top and in some cases through a side or front panel. The great thing about those that allow a person access through the top is that they minimize the weight, whilst those with the side panel means that the person can easily gain access to the equipment inside more quickly. There are even backpacks such as the Osprey Atmos 65 which provides the user with access to the contents contained within the pack through both the top and a side panel.
2. Support System
In most cases the backpacks that are used for hiking trips will have 1 or 2 aluminum stays which then allow the weight inside to be transferred on to the hip belt. Although typically the stay is either a rod or bar there are now some which are tubular and so cuts down on the weight actually being carried.
3. Suspension Systems
Most packs will have one of two types of suspension that the user has available to them and these are adjustable or fixed. The adjustable system allows you as the user to fine tune each of the various straps attached to the pack to ensure that it fits and matches your torso size perfectly. Whilst the fixed system allows for no adjustments to be carried out but it is a lot less complex and also is a lot lighter.
4. Hip Belt
It is important that the hip belt should straddle a person's iliac crest which is the prominent bones that you will feel at the front of your hips. So when it comes to choosing your backpack and ensuring that the features best suit your body shape you need to assess just how adjustable and comfortable the hip belts on the back are. It is important to remember that the main weight within any backpack once being carried will be supported by this feature of the backpack. There are even some packs which allow the use to change the hip belts so that they are assured of having the best comfortable possible as the can be customized to fit their torso shape and length perfectly. Plus a lot of these hip belts contain additional pockets where essential equipment such as a GPS, energy food or other items can be placed and be accessed quickly.
Above we have looked at the main features of the backpack. By taking your time and ensuring that they have all of these features within them then the backpack you choose will ensure that you will be safe and unlikely to cause you any injury whilst being worn.

Relocating to San Diego
Congratulations on your new job and on relocating to San Diego. Your company probably has a generous package of relocation benefits for you, and has given you a list of approved San Diego real estate agents and mortgage lenders to use. Generally this list is not thoroughly examined for the qualifications of all the agents in the San Diego area. These are usually not the best agents and they won?t save you time or make the move smoother.
Many companies seek to reduce relocating expenses by receiving referral fees from San Diego real estate agents and mortgage lenders. Those San Diego real estate agents on the ?approved? list are not so much qualified as they are willing to give back some of their fee to your company. That is why your company might say your relocation benefits are in jeopardy if you don't use the approved San Diego agents.
Not all of the agents on the list are incompetent, but they aren?t necessarily all certified however. You should never let your company assign an agent to you. Ask for a list of all the agents and interview them just like you would on the open market. Have them send you their promotional real estate materials. Then go ahead and choose who you'd like to work with.
Be careful when using the approved San Diego mortgage lender as well. Lenders didn?t get on the recommended list because they offered the best interest rates. It might be worth your while to get a couple of other competitive quotes just to make sure that you're not paying too much for your loan.
If you have a favorite agent who isn't on the list you can still use them. Many times a real estate agent can get approved by your company by simply talking with the relocation company and agreeing to their fee structure. That way you can work with the agent you're comfortable with and you get your relocation benefits too!
So if you want to find out more about Mortgage or even about Bad Credit Mortgage, you should click these links. You will also find valuable information about Mortgage Refinancing, too.

Property Prices See Correction in Mumbai Delhi and Bangalore
Market reports point to reduction in property prices across the key metro cities in India. Cities such as Delhi, Mumbai and Bangalore that have witnessed a huge run up in prices over the last few years are seeing a correction. Property prices in other cities such as Kolkata and Chennai that still have affordable housing available are not seeing a decline, though growth rates may slow down.
The drop in prices is driven by the sharp increase in housing loan interest rates in the last few months as well as other steps taken to control a potential housing asset bubble financed by massive doses of loans. For example, the Reserve Bank of India on Apr 18 took a sector-specific approach in its annual monetary policy to curb the phenomenal growth in bank credit. The RBI advised banks to raise the provisioning requirement for housing loans beyond Rs 20 lakh from 0.4 per cent to 1 per cent.
In Mumbai, prices of apartments in areas such as Andheri and Goregaon are about 20% below their peak prices according to real estate brokers. Prices have also fallen in Navi Mumbai and other suburbs. While the monsoon season is typically a low season, this time there is a 25% dip in transactions, also leading to pressure on prices. While the mid-market segment has seen a decline in property prices, the prime residential market has till recently done very well.

Property Developer
What is a property developer?
A property developer makes improvements of some kind to property, builds on land and thereby increasing its value. The developer may be an individual, but is more often a partnership, a Limited Company or a Public Limited Company.
There are two major categories of property development activity: land development and building development (also known as project development) the later being the most popular with the smaller developer.
Land developers typically acquire raw land (i.e real property with no improvements or infratucture) and improve it with utility connections, roads, etc. Building developers acquire raw land, improved land, and/or redevelopable property in order to construct building projects. The buildings are then sold entirely or in part to others, usually for a significant profit.
This is all well and good but how does the small property developer get started?
Small projects, terraced properties, shops, small offices, buying property in auction, these are all areas that the small property developer can consider. There is an old saying that goes, ?you should start in the area that you know best.? The reasoning behind this is obvious, as the area will be known, prices will be easier to determine and profits can be readily calculated.
Cashflow is king for the property developer as capital should be available for the initial purchase, as well as the cost of improvements, purchase costs and sale costs.
Buying a Small Terraced House for Development
Lets look at the classic case of buying a small terraced property with potential. The fees for the purchase will be as follows:-
?Initial Purchase Costs- ?75,000
?Initial Surveyors Fees- ?200
?Purchase Solicitors Fees- ?400
?Improvement Costs- ?3,000
?Cost of Sale (Estate Agent)- ?800
?Solicitors Fee (Sale)- ?300
Total Cost- ?79700
On the assumption that the property can be sold for around ?90,000 - ?95,000, the property developer could make a tidy net profit of between ?10,300 - ?15,300 and depending on the timeframe from purchase to sale, this could be the equivelant to earning of around ?50,000 to ?60,000 per year.
All this is well and good if you have the capital to be able to buy the property for cash but what if you haven?t. Well, let?s assume in this case that the property developer can only lay his hands on ?25,000 as a maximum. This is how this could work:-
?Initial Purchase Costs- ?75,000
?Initial Surveyors Fees- ?200
?Purchase Solicitors Fees- ?400
?Improvement Costs- ?3,000
?Cost of Sale (Estate Agent)- ?800
?Solicitors Fee (Sale)- ?300
Total Cost- ?79700
Less the cost of borrowing ?56,250 for say 3 months- ?2,109
Less extra Solicitors Fees- ?500
Loan Arrangement Fees- ?1,125
Total extra cost of borrowing- ?3,734
Based on the assumption that the property developer was borrowing 75% of the property value for a three month period would reduce the profit margin to a net profit of between ?6,566 - ?11,566.
This hypothetical situation shows that ideally the small property developer is better off financing the scheme from his/her own funds but as well as this, profits can still be earned even though the majority of the money is borrowed by the property developer.

Are Baby Seats Safe
Today there are a number of baby seats to choose from.
Options are increased safety incorporating deep torso, double head support and adjustable height head support. True Side Impact Protection, developed by Britax engineers, has been confirmed through rigorous side impact sled testing to better contain a child in dangerous side-impact crashes.
The Sit-Rite by Sunshine Kids helps level rear-facing child safety seats to position your child at the proper angle. Its dense foam construction adds firm, lateral support to the vehicle seat to help discourage sideways tipping. Fits all rear-facing safety seats and
infant carrier bases. that will greatly simplify child safety seat installation and will help protect children by keeping seats more secure in vehicles.
The American Academy of Pediatrics advises parents to keep children in rear-facing car seats as long as possible--ideally up to the car seat's weight limit--because it's generally safer.
But when we crash-tested rear-facing car seats at manufacturers' claimed weight limits, several had significant problems.
By contrast, when the child car seats had car safety belts connected, all performed fine. So if you already own one of those car seats, you don't need to throw it out. Just install it
with the car's own safety belt, not with the LATCH connection.
Other things to check are. There appear to be problems in the way some car seats or their LATCH straps are designed. On multiple units, the LATCH strap broke on the Combi Avatar and the seat disconnected from the base on the Evenflo PortAbout 5 We noted a similar though less severe problem with the PortAbout 5 when we tested that model two years ago.
A number of seats in the rear-facing position did a poor to fair job restraining the head of our test dummy from rebounding into the vehicle's back seat after a crash.
We also found that some $70 seats performed as well as those costing $200.
Moreover, designs in general appear to be getting better. More boosters have shoulder-belt guides to allow proper belt retraction in a crash. Attachment tethers are more secure.
Manufacturers have adopted safer, five-point harness systems. And many LATCH connections make car seats simpler to install.
Consumer Reports is the only organization in the U.S. to rate car seats for crash protection. My advice is to check what they found before buying a car seat.

Downturn in Home Ownership Can Be a Windfall to Savvy Investors
With the housing market beginning to cool and interest rates on the rise, this may be an excellent time for investors to buy rental properties. The combination of those two market factors, along with an increase in the number of folks looking for new housing, could spell big profits for savvy real estate investors.
In the second quarter of 2006, home ownership actually rose somewhat, to 68.7 percent (although it was up less than a half percentage point), but that figure is down more than a percentage point from the high point, which occurred in the second quarter of 2004 (69.2 percent). Although that rise may be good for real estate sellers, recent interest rates, coupled with a large increase in property values during the housing boom many areas of the country experienced over the last several years, have made it much more difficult for buyers to get into homes of their own.
What does that mean to investors? It means that even at during the peak of home ownership in 2004, more than 3 out of every 10 Americans still rented the houses in which they lived, and it appears as if that figure may increase. In the last week of July 2006, the Mortgage Bankers Association reported that applications for home loans had reached a four-year low. As an investor, those figures should spark your interest, because they indicate that more people are being forced to rent, whether they want to or not, until market factors adjust to make home ownership more feasible.
That fact was borne out in a recent survey by the National Multi Housing Council, which discovered that some 75 percent of apartment executives reported lower vacancy rates, higher rents, or both. In fact, the survey found that the Market Tightness Index, which is used to measure rental market conditions, increased to 85 in the second quarter of 2006, which was the highest number on record. Any number above 50 on that scale indicates improving market conditions for landlords, and it's been above 50 for 12 consecutive quarters. (The last time it was below 50 was July 2003.)
All of these factors offer a clear indication that owning rental properties makes more sense than it has in a long time, and that trend appears set to continue for some time to come. That conclusion was verified when a study by Harvard University identified a number of demographic forces that are combining to strengthen the rental housing market, especially echo boomers and second-generation Americans. The fact that investors are having to pay higher interest rates to buy rental properties has also translated into increased rents over the past few years.
With home buyers having more difficulty financing their dream homes, it appears as if the rental market will continue to strengthen for some time, at least until a market correction brings down home prices, which have been spiraling significantly over the past few years. As more and more people begin to look at renting as an option while they wait for that correction, savvy investors may be able to experience increased profits by adding more rentals to their inventory.

Car seat safety tips
Do you know that according to a report 80% of kids are not properly seated in the car seat and thus many children get unnecessarily injured in car accidents. Still many of us do not bother about using safe car seats for our children. So let us follow some basic tips so that we can avoid our babies from getting involved in an accident.
The biggest mistake that you parents often commit, is not to bother whether the seat is right for your child's age and whether he is facing the right direction.
a) Always remember infants should be in a rear facing infant only seat or convertible seat until they are 1 year old and weigh twenty pounds. Kids whose weight remains less than 20 pounds even after 1 year should also continue to face backwards.
b) When a child is above 1 year in age and weighs more than 20 pounds then he/she can be seated in a forward facing car seat, until they are 40 pounds of weight. Children over forty pounds should be placed into a belt positioning booster seat and they should usually stay in it until they are at least 8 years old.
c) Parents always remember not to use the car's regular seat belts for your child until they fit correctly when your child is about 80 pounds and is 4ft 9 inches tall. Your child should not use regular seat belts until the shoulder strap fits across his shoulder and not his neck, and the lap belt fits across his hips and not his stomach.
d) You should not allow your child to sit in the front seat until he/she is more than 12 years of age
e) Remember! Do not use seat, which has its harness straps too loose or in the wrong position, always lock the seat belt properly with a locking clip, secure the seat belt correctly and do not place an infant seat in the way of an air bag.
f) Always make sure that the harness chest clip of the infant seat is positioned at your child's armpit level, the harness straps are straight, the rear-facing straps are positioned at or a bit below your child's shoulders, the seat is reclined at about a 45 degree angle and never ever place an infant in a rear-facing child restraint in the front seat of a car.
g) When you are using a rear facing convertible seat, see carefully whether the harness straps are positioned at or a bit below your child's shoulders, the harness chest clip is at the armpit level, the harness straps are straight and the seat is reclined at a 45-degree angle
h) While using a forward facing convertible seat, watch out that the harness straps are positioned at or slightly above your child's shoulder, the straps are straight and the harness chest clip's position is around your child's mid-chest or armpit area.
i) You can only use a forward facing combination seat if the harness straps are positioned at, or slightly above, your child's shoulders and you must stop using a shield booster when your child is 40 pounds.
j) If you want to use a belt-positioning booster seat, first make sure that you are using the lap/shoulder belt combination with a belt-positioning booster. Never use just a lap belt. Secondly, the shoulder belt must rest across the chest and thirdly the lap-belt should remain across the lap or upper thigh area and not across the stomach
Finally, do not use a car seat that: a) was involved in a crash, b) more that 10 years old, c) does not have a label with its date of manufacturing, d) does not have instructions, e) has a crack in its frame or has some part missing.
Always follow these instructions to ensure your baby's safety in the car.

An Introduction to Baby Car Seats
Becoming a parent for the first time involves a huge amount of learning, as there are hundreds of things involved which childless people will have had no reason to come across before, nor had any incentive to learn about. When you first learn of the impending new arrival, your thoughts will probably be taken up with decorating and equipping a nursery, buying clothes, bottles, and much more, but many people don't think of a baby car seat until later on in the pregnancy. It's very important to make sure you know what to look for in a seat, as after all, you'll need one on your baby's very first journey, from the hospital back to home.
For this first journey, you'll need a seat which faces towards the rear of your vehicle. This provides the best protection in the event of an impact for an infant who is unable yet to support the weight of their own head. The seat will be nicely reclined backwards, providing a safe and comfortable coccoon for your baby.
It's important to choose a rear-facing seat which is sturdy and dependable, yet light to carry. Young babies sleep a little and often, and the last thing you want to do after finally getting your child to sleep in a car journey is to wake them by removing them from their warm and cosy seat. Having an easily detachable model which is light to carry means you can ferry your baby from car to house with as little disturbance as possible.
These rear facing seats are only suitable for younger infants. Once they've grown to weigh around 20 pounds, or the top of their head is nearing the upper edge of the seat and thus no longer protected properly, you'll need to move to a forward facing seat.
These seats are much more upright, but better models can be adjusted to provide a more horizontal position to help your toddler sleep during longer journeys. Because of the upright position, it's essential that your child is able to sit up on their own before using this kind of seat. Forward facing seats are built to last for a fair few years, and most will be good until your child reaches the age of 4 or 6.
Before we finish, there are two extremely important things to bear in mind when buying a car seat.
Firstly, you should be very careful when buying one that isn't brand new. Although it might seem like an economy to get a second hand seat, there's no way of knowing for sure its history. It may have been involved in an accident at some point in the past, resulting in weaknessess that may not be visible to the naked eye. These weaknesses could endanger your baby even in a minor accident. You should only buy a used seat when you can be absolutely sure of the history - such as when buying off close friends or family.
Finally, baby car seats shouldn't be fitted in front seats where an airbag is fitted. In an accident, the inflation of the airbag could cause serious injury or suffocation to a child, so always fit car seats in the rear of the vehicle in this case.
Simone writes for Nappies From Hell, a guide for new parents, where you can read more about baby car seats and other aspects of moving about with your new arrival.

Southampton City Guide Including Hotels
Introduction:
Set on the coast of Hampshire, south of Winchester, this is a place that abounds with a fascinating heritage. The Romans, who established it as a seaport, founded Southampton approximately 2,000 years ago. This was the port from which the ill-fated Titanic had set sail on her maiden voyage in 1912. Even though the place was affected during the Second World War, Southampton has grown sturdy with huge docks built for the cruise industry. The core of the modern city is now based around the City Centre.
Places of Interest:
Southampton is famous for ports, art galleries and museums. The place has a story to tell everywhere you visit.
Museum of Archaeology - This museum recount?s Southampton?s history with displays from prehistoric, Roman, Saxon and medieval times.
Medieval Merchants? House-This is one of the earliest surviving merchants? homes in the UK. Tourists can take in a glimpse and see how life was 700 years ago thanks to the authentically recreated furniture and overall ambience.
Solent Sky ? Solent Sky, where the world?s first seaplane was built. It is also the place where the Spitfire fighter plane, used heavily in the Second World War, was born.
Southampton City Art Gallery - Situated in the heart of the Cultural Quarter, it contains over 3,500 works of art spanning six centuries of European culture. The 20th century British art remains the main attraction here.
Things to do:
Southampton is a great place to shop and dine. Be it enjoying the nightlife or being a part of special events, this city has always had lots to offer.
Shopping - The West Quay complex on West Quay Road offers shoppers a good selection of high street retailers, designer boutiques and traditional shops. The West Quay Retail Park brims with the choicest of retailers that are normally found on the outskirts of towns. Other good shopping areas include the Marlands Mall, Portland Terrace and the Bargate Centre, off the High Street on East Street.
Restaurants - There are many restaurants offering an eclectic mix of cuisines. The rates are competitive and the price range for a three course meal for one, including a half bottle of house wine or equivalent (where available) is:
**** (over ?40)
*** (?30 to ?40)
** (?20 to ?30)
* (up to ?20)
Tipping of around 10% for a three-course meal with wine is given customarily in up market eating places. During weekends most restaurants require prior booking.
Transport - The airport is situated 7km (4 miles) northeast of Southampton on the outskirts of the city. A good rail network links Southampton with the main rail station in the city. The National Express operates regular coach services connecting Southampton with various destinations in the UK. The National Express terminal is located in the centre of the city on Western Esplanade within a stone?s throw from the Central Railway Station. Taxis can be hailed on the street or at ranks at the railway and bus stations. First Southampton is a company that operates a comprehensive network of buses linking all parts of the city. Bus no. 12 operates between the city centre and International airport.
Nightlife - From conventional old alehouses to stylish bars and nightclubs, Southampton has a flourishing nightlife with a huge chioce. The Red Lion, 55 High Street, or The Duke of Wellington, 36 Bugle Street; are two of the traditional old alehouses having a decent bar menu.
Special events - There are events like Titanic Memorial (Sep 4), the Southampton Boat Show (Sep 16-25) and Trafalgar Day with trips on the SS Shieldhall on the Solent (Oct 21), which are specific to Southampton. In Euroblade, October, Southampton?s city streets are closed off and turned into a track for inline skating. The event is not a race and is open to skaters of all ages and abilities. It assumes dimensions of a festival atmosphere with wigs, crash helmets and fancy dress.
Food and Drink:
Langley?s Bistro and Garden Room Caf? -This is a non-smoking restaurant that serves the best of food and wine. The ambience as well as the great customer service is worth writing and raving about.
Kuti?s Brasserie - Situated in the centre of the town, Kuti?s is also a place that has great ambience and offers authentic Indian and Bangladeshi food.
La Cantina - With dishes like fajitas, tacos and fiery chilies, this place makes for a good party environment.
Olive Tree - It offers a selection of the best European dishes.
The Woodlands Lodge Hotel - A 15-minute drive away from the city centre, this place gives you the choicest food in the most scenic of surroundings.
Hotels and Accommodation:
Southampton, being an important sea port, receives visitors by the ferry-load, which means there is no shortage of places to choose from. The hotels given below are categorized into four different pricing categories and are based on the cost of a double room per night with breakfast and including all taxes:
**** (over ?120)
*** (?80 to ?120)
** (?40 to ?80)
* (up to ?40)
The services offered by the larger hotels will usually include a gym, pool and extensive business and conference facilities.
The Star Hotel
Southampton Park Hotel
Dormy House Hotel
Macdonald Botley Park Hotel, Golf & Country Club
Initial Style Conferences
GRAND HARBOUR
Express By Holiday Inn Southampton - M27, JCT7
Novotel Southampton
Chilworth Manor Classic Hotel
Dolphin Hotel
Jurys Inn Southampton
Entertainment:
The Mayflower Theatre on Commercial Road is the largest theatre in southern England. Another good venue for live comedy is the Jongleurs Comedy Club, 2-4a High Street. There is normally a disco after the comedy acts. There are two multiplex cinemas UGC and Odeon, which play the latest movies.
The strategic maritime importance has played a noteworthy part in how Southampton developed over the years. Today the port is synonymous with the city. Tourists love to flock to this place, which is growing every year with several development projects in the pipeline, like a ?162 million project to create a huge entertainment arena at West Quay.

Real Estate Forms Your "What's Hot" List
If you are involved in real estate, you know that no matter how simple the deal is, you will be tasked to prepare several documents, all of which are integral to its successful completion. If you miss out on one or a couple of the necessary supporting papers, your real estate transaction could be delayed, or worse, be rendered void. Even if it is time consuming and tedious, you really have to spend time poring over these papers, making sure that everything is in order and nothing is missing.
However, securing all the right papers is not that easy. To complete one real estate transaction, several forms are required and, if you are not that familiar with the business, you will, most likely get mixed up. You can ask professional real estate agents to help you complete all the necessary requirements, but they may ask that they be paid a professional fee for their services. Aside from the additional financial cost this will entail, you will have to adjust according to their schedule. If you are under time constraints, you also cannot afford to waste precious moments setting up meetings and schedules. If you are burdened with these conditions, it may be best if you did things on your own.
If you decide to attend to your real estate related business on your own, you don?t have to be overly afraid of missing out on the documents you need. There are websites that have been established with the aim of assisting consumers who opt to handle their real estate transactions themselves. These sites not only give valuable tips and information on how to properly market and sell their properties, they are also sources of all the necessary forms and documents needed in all kinds of real estate related arrangements.
To further aid the ordinary consumer, some of these real estate related websites have gone the extra mile by first categorizing all the documents according to what transaction these are for (selling, leasing, etc), then these forms are then further listed based on importance or popularity. Through this process, even the greenest of consumers will not find it difficult to select the forms they need.
If the form you need is not amongst the top ten or fifteen documents on the ?what?s hot? list, there are specific tabs which one can click and the full listing of all the pertinent real estate documents will then be shown.
If you are still wary about conducting your real estate business on your own, prior to any marketing activity, make initial consultations with a real estate officer or a lawyer. During this meeting, ask them what the standard procedures are and take note of these. Ask as much questions as you would like, and clarify what forms you will need and what these are for. Once you have all the details you need, you can now proceed with your business with caution. Just before the end of your real estate business, you can opt to verify the accuracy of all the information you have written on these forms. Bring drafts to the real estate agent or your lawyer and have them checked. When he gives you the go signal, you can then finalize all the details.
The availability of legal real estate forms on the internet allows you to minimize your contact with professionals, who normally charge clients by the hour.
Gloria Smith, a former licensed Real Estate Agent owns, runs and created LegalHomeForms.com, a website that was designed to offer consumers instant access to the most sought after types of real estate forms. The cost having instant access to over 60 downloadable real estate forms is roughly the same as what you would normally pay a professional to create one document for you. For a full listing of real estate forms, visit: http://www.legalhomeforms.com/list.htm.

Glimpse On How To Install Infant Car Seats
In the rear facing car seat the infant should be placed at the back of the car seat till the baby attains the age of one year and weight reaches to twenty pounds. Infants should be avoided in placing them in front of the car while riding as they can be injured by the side airbag of the passenger. Adults should follow the certain steps while installing infant car seats by taking care of the infant's safety rules.
Proper installation angles with adjusters should be put up into the car seat and the angle should not be more than 45 degrees from vertical point so that seat is not flat for the infant to slide between straps. While going for a travel in a car the infants should not be wrapped in blankets rather infants should be dresses in proper outfit and the carrying handle should be downwards when the baby is in the car. The seat belts should be locked to ensure the safety of the child as the seat remains tight and while making the belt tight the knee should be placed in the seat and pushed down. It is necessary for al the parents to read the manual before installing proper infant car seat.
I have been using government and police car auctions for more than 7 years. This is my business. I buy cars at a very low price and resell them later. At the website below you can read a review of the auction which provides me with great car deals every month.

Top Tips for Home Buyers and Sellers During the Holidays in 2006
Searching for or selling a home in November or December can be stressful in addition to the built-in holiday frenzy. Simple tips for buyers and sellers can minimize stress and possibly facilitate a sale.
Sellers.
-Consider potential buyers spiritual backgrounds in your market before decorating for a holiday.
-Less is more when decorating a home for the holidays while you are trying to sell. Streamline the amount of holiday specific decorations you display.
-Large over-size Christmas trees and other holiday decorations consume space that might make rooms or landscapes appear smaller.
-Install and remove exterior holiday decorations 2 weeks before and after holiday.
-Turn off lighted holiday decorations before showings, buyers should focus on your home and not your decorations.
-If you are having out-of-town house guests, ask your real estate agent to postpone showings until after your guests depart.
-Display summer photos of home and gardens to inform buyers of the features of the home in other seasons.
-Before showings remove snow, ice and leaves from walkways and driveways. Don't overlook outside entrances to basements, garages, and porches. Pet dropping are a turn-off to buyers.
Buyers.
-You can find motivated sellers at year-end, but don't think they'll give away their home. Do your homework before drafting a real estate contract. Look only at sold comparable's from the last six months.
-Don't be afraid to ask for concessions from sellers. Popular give-backs from sellers to buyers are: property and transfer tax rebates, closing cost credits and paying mortgage points.
-When performing a home inspection in wintry weather, it's easy to forgo adequate roof and air-conditioning condenser reviews. If you can't see or operate a structural or mechanical system, ask for an extension until the weather improves.
-Patience rules at the holidays. Everyone is busy, and if it takes an extra day to view a property, it's not uncommon.
Both.
-If you plan to close the purchase or sale of a home near a holiday, check with your agent, title company and lender to verify two business days before closing that they have all the required documents and funds have been wired to complete the transaction.
-If you are closing on your new home, select a mid-week day, early in the day, to schedule your closing time, to accommodate last minute delays by a mortgage loan processor, insurance or title company.
-If you plan to move during the holidays, keep in mind that moving companies will require more notice and could charge additional fees for packing, moving and delivering household goods on week-ends and holidays.

Traveling Around Alicante And Benidorm
The most popular and convenient way to get around in Alicante, Spain is to rent a car. Whether you?re traveling up the Costa Blanca to Benidorm, or staying in Alicante to sightsee, it?s great to have a car at your disposal. Renting is simple to do, and depending on your itinerary, it will generally be more cost-effective than any other mode of transportation. There are several key things to take note of before you go.
Alicante Car Rental
When you land at the airport in Alicante, you?ll find several different car rental companies to choose from, including worldwide names such as Avis and Hertz, and regional companies like Auriga and Centuaro. They?re easily accessible from the arrival area.
It?s best to book your car rental before your vacation to ensure you get the best price. Also, depending on when you?re traveling, it?s a good idea to pre-arrange a car in advance to be sure that you?ll have one when you arrive. Particularly in the summer, which is peak season in Alicante, you?ll find that rental inventory goes quickly.
You can use several different ways to reserve your car. You can book online, through a travel agent, or directly with the company you select. Many times you can find a great deal on a car rental as part of a vacation package. Be sure to shop several companies for the best rates. When shopping, include any additional charges, such as insurance, as well as any restrictions that will apply, to get a clear picture when comparing prices.
The car doesn?t always have to be picked up at the airport, though for some, that?s most convenient. Sometimes you?ll find that renting in town is more affordable than renting at the airport. Think about where you?ll be picking up and dropping off to ensure that you?ll have transportation to and from the rental location. If you?re renting from a location other than the airport, most companies offer complimentary transportation to the rental company.
Don?t Forget the Extras
Consider any extra features or charges when renting. Find out what?s included in the price. Some rental companies may include insurance in their cost, some may not.
One important issue to address is whether or not you?ll need to bring a child safety seat. You may have already brought it for the flight, and it?s a simple procedure to get it into the rental car. Or you may have planned to rent one once you arrived. Either way, if you have an infant or child in the car, Spanish law states that he or she must be secured in a safety seat. If a rental company provides it, there?s an additional charge.
Be sure to get a car with air conditioning. It might be an obvious feature, but one you may not realize you need until you?re in the sweltering heat of Alicante without it.
Careful planning and review of all of your options will ensure you have the best possible car rental experience.

Car Rentals For Alicante Benidorm And Torrevieja
The most convenient way to travel throughout the Costa Blanca region is by an Alicante car rental. There are nine car hire companies operating at the Alicante International Airport, including Avis, Hertz, Altesa, Centauro, Aruiga, Europa, Record, Solmar and Euopcar. These car rental companies are conveniently grouped together in the airport and located immediately outside of the arrival area.
It is best to reserve your car before leaving home to not only guarantee the availability of car, but also to get the best deal on the car you want. The Costa Blanca area is the busiest during the summer season when car reservations fill up quickly. Consider reserving a car at the same time you make your hotel and flight reservations. You will likely find a better deal if you reserve a car in advance. If you do not know what size you need, at least reserve an economy size as you can always upgrade to a larger vehicle later.
When searching for a car, compare deals and availability with several car hire companies to get the best rate. You can call the company directly, can call a travel agent or search the internet. Travel agents sometimes offer hotel and flight packages that may include car rental. Of course, compare the cost of the entire package to the price of reserving each part separately. It may or may not be a better deal, but despite how you choose to find your car, there are a few car rental extras that you should consider when comparing rental packages.
First, consider whether or not you want to pick the car up from the airport or in the city. Generally, there is little difference between the cost of renting a car directly from the airport or from a city, such as Benidorm or Torrevieja. However, you should check the cost between the two options. It may be cheaper to rent in town and companies often provide transportation from the airport.
Also, if you need an infant or child seat, be sure to reserve a seat when you originally book your car rental. Child safety seats are the law in Spain and you want to be sure there are appropriate seats available based on your child?s size and weight. You will pay an additional fee, but such seats are available as a car rental extra. Of course, you can always bring a car seat from home. Though the added ?luggage? may be somewhat of a hassle, you will not have to worry that the seat will not be the appropriate size for your child. The money you save may be worth the added inconvenience.
Finally, with the hot weather during summers in the Alicante area, you will definitely want air conditioning. It may not be available in all vehicles. Be sure to confirm that this extra is included, if you plan on cool and comfortable travels during your stay. It will make a big difference.

Who Survived the Seventies?
It?s interesting to see what happened to the people I used to gossip about in the late Seventies. The late Zanzibar, a private membership bar in Covent Garden was always filled with famous people. In one evening alone, the following people were having a drink there, and most of them have since died or are living in obscurity. Francis Bacon, the painter and his friend Thea Porter, the dress designer who created the rich hippy look are both dead. Bobby Moore, the footballer and captain of the England football team when they won the 1966 World Cup, ?dribbled out of Zanzibar with two blondes, one of whom tried to steal the visitor?s sign-in book? has since died of cancer.
Tina Chow, the beautiful, then wife of Michael Chow the restaurateur who wafted around in Fortuny gowns later died of AIDS after trying to cure herself with crystals. Patrick Litchfield, the royal photographer, then happily married to Lady Victoria Waymouth, recently died after having a stroke. Angelica Houston used to live with Jack Nicholson, but is now married to a sculptor called Robert Graham and lives in Venice in LA. ?Sex-bomb? Sylvia Krystel, rumoured to be having a fling with actor Ian McShane at the time played the title character in the soft-core film Emmanuelle ? one of the most successful French films ever produced. She recently had cancer and lives a simple life of obscurity in Amsterdam. Phil Lynott was Thin Lizzy?s vocalist and songwriter, but died from heart failure and pneumonia after suffering a heroin overdose in 1986, aged 36. Nigel Dempster used to be a famous print journalist. In the late Seventies, he was the gossip columnist for the Daily Mail. After thirty years in the job, he was retired against his will in 2003 and suffers from Parkinson?s disease. David Hockney had just bought a book out called David Hockney by David Hockney. His boyfriend Peter Schlesinger had just left him for Eric Boman, the photographer. Now, David Hockney is still David Hockney and his recent Portraits exhibition was held at the National Portrait Gallery in the UK, in Boston and in LA. He is officially single.
Celia Birtwell opened her textiles shop in London, and is now a successful fashion designer and textile designer. Her recent collection sold out in 'Top Shop' after ten minutes. Larry Adler, the harmonica player, who insisted on telling dreadful jokes, died in 1987 aged 87. Peter Langan, who co-owned Langan?s Brasserie with Michael Caine in the late Seventies, loved drinking so much that his Harley Street doctor gave him injections enabling him to continue drinking. He died aged 48 in 1988. Germaine Greer used to be a glamour puss but recently appeared as herself in Ricky Gervais? 'Extras.' The fashion designers Ossie Clark and Bill Gibb are both dead. Ossie was murdered by his lover, and Bill Gibb expired from cancer. But, the saddest story of the lot was of Timothy Swallow, a gossip columnist who worked for Nigel Dempster. In the Seventies, he committed suicide in Australia when he was there on holiday. He obviously couldn?t handle the pressure.

The Tale of Two Laddies
Bob McLardie has worked for over thirty years with countless horses and their owners to repair relationships, calm fears, nurture and protect and above all else bring owners to a new understanding of their horses. He brings to you The Cornerstone Approach - A Revolution in Horsemanship.
The Tale of Two Laddies is a story about the challenges and obstacles that every human being and creature face throughout life and living. The two laddies in my life brought me to a greater understanding and depth of the words ever give up.
As a horse trainer, coach and farrier, I have had the opportunity to meet many great people and horses.
I first met Laddie while I was working on a little Arab at a 450 acre ranch in Northern B.C. There was another horse on the ranch named Laddie. He was a 10 year old appaloosa gelding and he had been running wild for 8 years on the ranch. Apparently as a 2 year old Laddie had been tied to what someone had thought was a secure object but Laddie had managed to pull and drag that object. The result was a broken halter and Laddie running off. For the next 8 years Laddie had no human contact, therefore no halter on, hooves not trimmed, unlimited feeding with the cattle and unlimited pasture which led to him being severely foundered.
I learned later that Laddie had been put into a log corral and in trying to catch him that Laddie had reared up and dropped his body on the top log and it broke. Laddie was then able to scramble over the logs and was free again.
I asked the owner if I could take on the challenge of repairing Laddie's foundered feet as well as training him to be ridden with the objective of saving his life and finding him a new home. Laddie was so sore that at times he would lie down and eat by pulling himself in a circle to eat the grass where he was laying. I was surprised that he had not been attacked and killed by the large pack of wolves that were known to travel and take calves from this ranch. An agreement was made between the owner and I for me to pick up Laddie on a Sunday afternoon. I thought the owner would have him in a corral or fenced area waiting for us. When my son and I arrived he was welding some farm equipment and I asked him where Laddie was, he pointed to the large whit butt that could be seen over the rise on the distant hillside. Although disappointed, I thought that catching Laddie would not pose a great challenge I told my son it wouldn't take long! After all Laddie had sore feet.
We set off with a lead rope and halter in hand. Unknown to me was Laddie's in-depth knowledge of this 450 acres and his great desire not to be caught! Laddie knew every nook and cranny, every cow trail into the bush and pasture, and all the ways to evade capture. He would hide behind groups of cows and calves and as we got close he would scatter the cows. He would hide in small groves of trees, deadfall, brush and brambles. Laddie seemed just like a moose, he was that comfortable in the wilderness. It was hard to imagine that with his feet in such bad condition that he could continue to walk.
After 2 1/2 hours we were close to the house and close to giving up so I went in to talk to the owner. We needed to get Laddie into a smaller area. The cows were used to coming for grain so we got the grain and the cows, the 2000 lb. Bull named Harcourt, 2 huge sows, and 2 goats heading for the corral. Cam and I were part of the herd as well, the corral was full. The owner controlled the gate as the last of the animals went in. We poured the grain on the ground to get the animals settled and we started the process of cutting out cows and calves. It was easier to walk up and pat the 2000 lb. Bull, Harcourt on the head than it was to get close to Laddie. Laddie was extremely anxious and agitated and had fear written all over his face. Our idea was to cut out the cows, calves, pigs and goats, keep things calm and capture Laddie. We got the majority of the cows and calves out, then Harcourt, the pigs and the goats. There were a few Herefords left and Laddie. In trying to approach Laddie he again reared up trying to clear the log corral, but with fatigue and soreness it prevented his attempt to flee. This was our opportunity! With a bucket of grain my son approached Laddie's head. This gave me a chance to move towards Laddie's shoulder so I could stroke his withers and neck and put a halter on. Cam and I breathed a sigh of relief, this was the first time in 8 years he had had a halter on!
With the lead shank and the halter on I moved him around in the corral for a few minutes. What were amazing were that after all those hours of following behind him, Laddie now just accepted the halter and the lead shank and followed me willingly.
It was now a mile and a half walk to get Laddie to my training facility. On my way home I have to go by the farm of an old local cowboy, John. He used to break horses in the style of his father. He was sitting on his front porch and could see me walking down the road towards him. He was an old friend of Laddie's owner and had been in the corral on the first occasion when Laddie had broken free. John couldn't help himself, he came down the driveway to meet me. He asked me in amazement if that was old Laddie and how on earth die I catch him. Without going into great detail I said it took hours of walking. John looked at Laddie's feet and recognizing how badly foundered he was told me that I would never be able to repair them and what was I going to do with the horse anyway? I told him that I was pretty confident that I could fix his feet and that I was going to train him and ride him. John looked at me and said, You'll never do it. Laddie's too old, you can't teach an old dog new tricks! You're crazy! I said, Just hive me a couple of months and you can come over with the owner and have coffee while I ride Laddie.
When I got Laddie home I bathed him with the garden hose and cleaned the dirt and sweat from his body. He seemed to really enjoy the bath and drank water directly from the end of the hose. We measured and photographed his feet at this time. His feet were over 6 1/2 (they should be about 3 1/4) and the size of dinner plates. They were flared and very misshapen. It was quite remarkable that his legs and tendons had been able to take all the abuse with all the years of not being trimmed. He is a remarkable example of the will to survive!
I bedded him in deep shavings in the barn. This was another first for the old gelding. After 3 days of rest I led him to the 60 foot round pen to trim his feet. All four feet were foundered and extensive abscesses and large amounts of torn tissue. The toes on all four feet were squared off and large amounts of the flaring were removed. As much heel as possible was left on all four feet. These trimming techniques are used to aid in making a horse more comfortable and to remove the stresses from the tendons. It also allows the horse to break over the toe of the foot with the least amount of stress. (It took a year of trimming and dieting to get his feet to normal shape and condition.) Although I am familiar with heart bar shoes, it was decided that I would continue to trim his feet and work him in the soft ground in the round pen. After a couple more days of rest in the barn it was back to the round pen to teach him the basics. Without being restrained he was saddled and bridled on this day and taught to go right and left, walk on, trot and canter. Laddie had a big soft kind eye. He was so full of try and his kindness showed as he always gave 100% in whatever I asked him to try.
Laddie was about 200 lbs. overweight so I decided to put him on a diet of last year's hay and continue with a program of gradual conditioning in the round pen. At the end of 8 weeks he continued to lose weight and had been trimmed a second time. His conditioning and training was now allowing me to ride him in the 70 x 120 ft outdoor riding ring. I was pleased with the progress. He felt solid under saddle.
Corresponding with the arrival of Laddie, the second little laddie entered my life. His name was Joshua and he was a 4 year old autistic boy. (Autism is a disorder that causes delays in social and emotional development, language skills and behavior difficulties.) He visited the farm quite frequently as the care and training of Laddie continued. Joshua loved to be outside and the farm offered a safe, secure and new environment for Josh to explore. I was able to establish a relationship with Josh very quickly and he was very willing to take instructions from me. Although many other people had great difficulty in communicating with him, I was able to create a special bond with him right away. Joshua functioned at the higher end of the autism spectrum and he did have some verbal skills and was able to understand instructions that were short if he had time to process the information. Joshua always took everything that was said in the literal sense. Josh loved all the horses at the farm but he seemed to show special fondness of Laddie. Whenever I was working with Laddie Josh wanted to help. Many times he would bring his favourite toy, a Star Wars light saber and run around the riding ring waving it at Laddie who got his work out bye running away from Josh.
One exercise with Laddie using the lunge line was to teach Laddie to stand still and face me and then to come to me by giving him a hand signal. Josh would watch this process. Josh loved to make the lunge line whip up and down like a large green snake towards Laddie but wouldn't keep eye contact with the big gelding. (People with autism have difficulty making eye contact.) Being concerned that Josh should know where the horse was I would shout Josh keep your eye on the horse! Josh would still shout Whoa Waddie!\ whip the lunge line and look down at the ground. On closer observation I noticed he would peek at the horse by slightly raising his head and indeed had one eye open and one eye closed. He had one eye on the horse!!
Josh could not say Laddie, he used to call him Waddie. He got very confident working him in the round pen and the arena. He could lead him and give him instructions to whoa, and walk on. Their relationship progressed to the level where Josh would walk alongside him going to the left, Josh would say Who Waddie and lift up his right arm and the big horse would stop. Then Josh would lean his upper body forward and point his right arm and say Waddie walk on. Laddie walked on. This is a unique example of the bonding that is possible between a human being and a horse.
School was especially trying for Joshua. He required constant supervision and they had not yet mastered the skills required to communicate with him. One day the school called his mother to tell her that she would have to pick Josh up from school because the did not want to take him on a field trip. Josh's mom could not believe that with all of their education and knowledge that they would refuse to try and take Josh on the outing with his class. Joshua was also upset so his mom brought him out to the farm as a special trip. Joshua then asked if he could RIDE Laddie. Bob, Bob, I Want to wide Waddie, prease, prease!! I saddled up the big gelding and Joshua got up on the horse without any fear. I led them around the farm as Joshua gave Laddie and I directions to go right, go left, cross the bridge, walk here, walk there, whoa, walk on. Nearing the end of the ride we crashed through brush and walked through an old creek bed. As we got closer to the barn Joshua could see his mom. He shouted at the top of his lungs, I Win!! I Win!! His mother and I looked at each other in amazement. Where did that come from? When I helped Joshua down from the horse he said to me Thanks for the most beautiful horse wide! We were both brought to tears. A day that had begun with frustration and hopelessness had ended in exhilaration and success!
In retrospect, both this horse and this boy had many challenges and obstacles to overcome and yet each in their own unique way were doing their best and giving their all. We couldn't have asked for more.
I know my role was that of teacher and trainer but I know I learned so much from Joshua and Laddie about facing life's challenges and obstacles that may be in our paths, on how to start a new life and to leave the past where it belongs, in the past. Live in the moment and live in hope of an ever unfolding future. For this I thank them both.
p.s. I wintered Laddie on a strict diet. He continued to do well and in the spring a little girl and her mom came and took Laddie to his new home.

Racquetball
While we're on the subject of racquet sports, let's move indoors to racquetball. Racquetball is a great indoor court sport; one of the most popular in the US. If your special someone plays racquetball, you can be sure they've heard of Ektelon, the number one brand in racquetball. Power is the name of this game and Ektelon incorporates this knowledge into every racquet that they make. Here are some great products by Ektelon that are great for any racquetball player.
Ektelon's Power Ring Ultralite racquet ($169) is the lightest racquet in Ektelon's history. This racquet gives you the maneuverability a player needs without sacrificing power. The unique PowerWEB stringing design also gives you an extra power boost.
The Ripstick Titanium racquet ($129) gives you Ektelon's biggest headsize and widest frame design ever for maximum power. This racquet also has Ektelon's Sweet Spot Suspension System for a solid feel with, of course, added power.
Now you'll need some eyewear when you get on that court, you don't want to loose an eye do you? Ektelon's new Hornet Eyeguards ($25) not only protect your eyes from harmful fast moving objects, but they are also really cool looking! So ... keep your head up and your eye on the ball.

Memphis Offers Activities for Kids and Adults
By and large, holiday resorts have one feature in common-- they cater to kids or adults, never both. Even if they offer options for both adults and children, usually both groups remain dissatisfied with the results. Either the adults have to amuse themselves with childish activities, or the kids get bored doing adult things.
However, Memphis, Tennessee, is a welcome change from the rest. It offers a whole lot of activities for children and adults. So, if you are planning a family holiday, you must consider Memphis. You and your kids will find plenty to do by way of hiking and biking. Or you can go for rides that are equally enjoyable for kids and adults. Heard of a group of ducks taking a ride down the elevator for a feed at the grounds? That's the famous Peabody Hotel which has dedicated its roof as a home for these spoilt ducks. This spectacle, which happens around 10 am each day, is a sight to remember for both adults and kids. This hotel is a popular spot for tourists and local big shots that visit the hotel very frequently.
The Libertyland Amusement Park is a great attraction for the children. The adults can find other forms of entertainment close by. It is known for its vintage 1909 carousel. In addition, it offers visitors lots of midway games, rides, and shows that take place there each night. Lotus Elise A supreme sportscar
Lotus Elise is a good looking and high performance sports car developed by the Lotus Company. When the first Lotus Elise was released, it received a lot of attention for its remarkably low weight and striking design. The first Lotus Elise hit the marked in September 1995. Today, there are two main types Lotus Elise available for the car enthusiast: Lotus Elise Series 1 cars and Lotus Elise series 2 cars.
The creator of the first Lotus Elise was named Max David and worked from London. The founder of the Lotus Company, Colin Chapman, had always dreamed about a car that combined extremely light weight with superb performance, and Max David took these dreams to heart. The remarkably low weight of the Lotus Elise is what makes fantastic performance possible even with a modest engine. The shape of the Lotus Elise has been created with dynamics and driving purity in focus.
The first Lotus Elise weighed no more than 1500 lb (680 kg). Driving this car is amazing, due to its remarkable ability to accelerate, brake and corner. The weight of the first Lotus Elise can be compared to the Porsche Boxter, which is considered a low-weight sports car and still weigh almost as much as two Lotus Elise cars - 2756 lb (1250 kg). This means that while the 1997 Porsche Boxter requires and engine output of 201 bhp (149 kW), the Lotus Elise works brilliant with only 120 bhp (89 kW).
As mentioned above, the first Lotus Elise was released in September 1995. The year after the Lotus Company released an even lighter Lotus Elise that weighed an astonishingly low 1488 lb (675 kg). This car was followed by the Lotus Elise 111S three years later. The Lotus Elise 111S is faster than the preceding Lotus Elise cars and is fitted with a Variable Valve Control (VVC) engine. This engine has been developed from the Rover K series and equipped with Variable valve timing (VVT). You will also find more comfortable seats in the Lotus Elise 111S, since some customers found the first two Elise versions uncomfortable. The new seats are filled with more padding.
The next step for the Lotus Elise developers was the roofless Lotus Elise 340R. This cabriolet version of the Elise car was released in a limited edition in 2000 and was equipped with a 177 bhp (131 kW) engine. The name 340R was derived from the first prototype; it had a 340 bhp/ton power to weight ratio. The prototype had a 170 bhp engine, and weighed no more than 500 kg. In accordance with this, the limited edition consisted of exactly 340 cars. Later in the year 2000, the Lotus Company released the Exige. The Exige was similar to the Lotus Elise 340R, but had a hardtop. The engine was exactly the same; 177 bhp (131 kW).
The next step for the Lotus Company was to embark on the construction of the Series 2 Lotus Elise car. The first of the Series 2 Lotus Elise cars was actually announced the same year as the Lotus Elise 340R and the Exige was released. The car from the Series 2 was designed directly on the computer, which was a totally new way of working for the Lotus Company.

Real Estate Broker Courses
In the same way that real estate agents and real estate appraisers have to get a license to be able to practice their profession, real estate brokers also need to get accredited by the government through a license that brokers need to get by taking classes and taking a state exam. Doing so will enable the brokers to own their own real estate or property management office, specialize in commercial, investment or industrial real estate, or become a franchisee for a national or international brokerage firm. Apart from the traditional sources of classes to be able to get a real estate broker license, the Internet provides an alternative source of online courses that can help brokers get their license.
Courses offered
Most of the online courses offer services that are tailor-fit to the requirements of the state in which the broker wishes to locate. The usual areas of study offered to brokers include topics on Property Ownership, Contracts, Agency, Real Estate Contracts, Titles, Leases, Taxes, Appraisal Construction, Escrow Real Estate Law, Real Estate Math, and other required topics that different states may require. In some cases states even require the specific subjects that brokers should take for them to be able to qualify to take the state exam. For example, in the State of California, the required subjects that brokers should take include Real Estate Practice, Legal Aspects of Real Estate, Real Estate Finance, Real Estate Appraisal, and Real Estate Economics or General Accounting. Apart from these, brokers are also made to choose three elective courses from a list which include Real Estate Principles, Business Law, Property Management, Escrows, Real Estate Office Administration, Mortgage Loan Brokering and Lending, Advanced Legal Aspects of Real Estate, Advanced Real Estate Finance, and Advanced Real Estate Appraisal.
Renewal of license
Real estate brokers are also required to renew their licenses. Online schools also offer help in this process by helping the brokers upgrade their skill by offering review classes to their students. Being a real estate broker requires a deep level of study and technical skill on the part of the broker, which he can conveniently access by enrolling in online courses on the Internet.
Real Estate Courses provides detailed information on Online Real Estate Courses, Real Estate Agent Courses, Real Estate Appraisal Courses, Real Estate Broker Courses and more. Real Estate Courses is affiliated with Phoenix Real Estate Schools.

Investing in Real Estate Foreclosures Can Make You a Lot of Money
Real estate foreclosures are properties that have been repossessed by lenders because the previous owner of the property failed to make mortgage payments under the terms of the loan. The lenders then sell these properties to the public in order to recover their losses. Sometimes these properties are sold at a real estate auction, where foreclosure real estate goes to the highest bidder. But they may also be sold by the homeowners themselves, or by government agencies.
There are different types of foreclosure properties that you can buy. These include foreclosure homes, bank owned properties, repo-homes, HUD homes and VA foreclosures.
While their popularity and value as a commodity is now higher than ever, foreclosure homes have been around for many years and have always been a great way to invest in real estate. The most important thing to know about real estate investing and foreclosure properties is that while many foreclosures can be bought at prices way below market value, this is not the rule. Some foreclosure properties are sold at or around market value and will not allow you to earn as much money. You can still get very good deals, but you must do your research and carefully evaluate each opportunity

Basic Rules of Preconstruction Investment Real Estate
Although the preconstruction real estate investing option has been around for many years and is nothing new, it just recently became well known to the masses and real estate investors all over the world are scouring the web for the best new construction and preconstruction real estate projects in areas where real estate prices are skyrocketing (Baja Mexico, Costa Rica, Bulgaria, Cabo San Lucas, Orlando). While the sudden increase in demand has influenced many legitimate developers to offer more projects and developments, it has also seen the emergence of many ill-prepared developers into the market. Here are just a few ways you can properly screen your preconstruction real estate developer / brokerage and make sure you are not signing with a less then reputable developer:
1. Read Small Print ? Before investing in a development, be sure not to fall victim to the curse of the small print. Avoid ending up the subject of those horror stories about real estate investors who are suckered into scandalous contracts with real estate developers. Some real estate developers will not let you sell the property until years after it is finished and others will charge huge penalties if the property is sold early. Always, have an attorney look at every contract before you sign anything.
2. Find a Preconstruction Brokerage ? Unless you are VERY well connected in the area's preconstruction market, it's a good idea to go through a real estate brokerage that specializes in preconstruction real estate developments. There are several reasons why using a quality brokerage can help you, but most importantly, they know the developers and can discern between which can ensure quality and which are accident prone.
3. Research the Developer's Past Projects ? If the developer has had huge delays in past preconstruction projects, it will probably happen in the next several projects. Remember that your time is money ? even if you get your full deposit back 2 years later, because of constant delays you may lose hundreds of thousands of dollars worth of wasted time and resources.
***Note*** As real estate developers have learned that the word preconstruction alone can sell out a project, they have created a new trend in the industry by labeling every phase of the project a preconstruction phase. Often these are low-quality condo conversions or condotels that are not worth half the asking price. BE SURE you are buying in the actual preconstruction phase before purchasing!!!
Just remember, the bigger the preconstruction real estate market gets, the more you have to watch out for fly-by-night developers and unethical brokerages that don't have your best interests in mind.

The Evolution Of Video Game Characters
In the early days, and I mean the really early days of home video games, you had Pong: two bars, one square ball and that?s it. It was a very simple concept that anyone could literally figure out within seconds. Even more elementary than that was the fact that there were no characters, no plot, no storyline, no real purpose of the game, except to bump and bash that cubed ball back and forth. While Pong was a nice recreational distraction and diversion from the boredom of everyday life ? and back then, Pong was a big deal ? there was no real vested interest in the game once the video game system was shut off. That is to say, Pong was just a game. Nothing more, nothing less.
Fast forward to today, and video games are much more than simply something to play. They are now worlds with people and experiences that gamers get involved in and have serious personal stake in as well. Video game characters, especially, have evolved and grown over the years. While the erstwhile plumber was cute, he wasn?t really endearing. He didn?t say much, his emotions were limited and his experiences were fairly mundane. Heck, in his original solo adventure, he couldn?t even go too far backwards! He was simply the vehicle for which the video game player used to traverse the game.
Now, video game characters are people, with expressions and emotions. They have a history and a purpose. They have a back story, and they are vengeful. They have facial expressions that video game players can relate to. They aren?t just video game characters: they?re tragic heroes and misunderstood villains. They live and work in worlds that are at once foreign to us but recognizable too. Today?s video game characters speak to us, and for us. We want to hear what they say, and see how they act and react. They aren?t just computer generated characters by designers, they are actors, with a script to follow and a mystery to unravel.
The advancement and evolution of video game characters is to be expected, since video games themselves have advanced and evolved. In the old days, video games usually took place in a finite world ? that is to say that a video game player could sort of make out and define where and how the game would and should end. Because of that simplicity, it was easy to figure out what the character should do and be. Today?s video games, like the ones featured on the Xbox 360 or the Sony PSP, take place in immense worlds where a lot of random possibilities can occur. That requires the character in the video game to act and react in ways that we can?t really predict.
Also, today?s modern video game characters can be so likeable and interesting as well. With personalities, emotions and phrasing that can really make people laugh and take interest in the character. And, with cross-media branding being at the forefront of just about everything these days, you can bet that a popular video game with an exceptionally popular main character will be made into a movie, a comic-book or a TV show. While that?s great for media companies looking to make more than just a few extra dollars, it presents a real opportunity to flesh out and give the main character some more depth. Because while today?s video games are impressive in size and scope, they are still video games and they are still limited by its programming and design. But a movie or a TV program can really give new emotions to a character whom in some ways, already seems to be more than human.
