Mississippi Mortgage What You Need to Know Before Buying a Home in Mississippi

Maybe you are buying your first home in Mississippi, or perhaps you are relocating to Mississippi from another state. Either way, it is important that you educate yourself on Mississippi home loans before shopping for a home and mortgage. This article explains what you will need to know before buying a home in Mississippi:

After Hurricane Katrina hit Mississippi in the summer of 2005, the entire state of Mississippi was made eligible for public assistance. However, the southern half of Mississippi incurred the majority of damage. 90% of structures in the Gulf Coast area were seriously damaged or destroyed.

The median value of a home in Mississippi is currently $71,400. Mississippi has a high rate of adjustable-rate mortgages and interest-only mortgages. Trends have turned to unconventional loan options as housing costs in Mississippi have been rising faster than incomes. Additionally, current interest rates in Mississippi are above the national average.

Mississippi does not have a mortgage tax. Additionally, Mississippi?s Fair Housing Act prohibits mortgage lending discrimination against individuals based on their race, color, religion, gender, familial status, or national origin. Currently, Mississippi does not have any anti-predatory lending laws in effect.

Child Car Seats

If you have children, or are planning to have children, one of the most important thing you need to think about purchasing is a car seat. There are many child car seats to choose from, and making sure you have the right one is very important.

Child car seats are often divided into categories, which manufacturers often refer to as stages. These stages include Stage 1 or Groups 0 & 0+, Stage 2 or Group 1, Stage 3 or Group 2, and, lastly, Stage 4 or Group 3. There are some child car seats that are able to be converted as your child grows, so it can possibly fit into several stages and/or groups.

The first of the main types of child car seats is the rear-facing baby seat for children who fit into Group 0. These are used from birth to up to 6-9 months and/or for infants weighing up to 22 pounds. They also fit the Group 0+ category since some are made for use from birth up to 12-15 months and/or infants weighing up to 29 pounds.

Rear-facing child car seats are to be used in either the front seat or back seat of an automobile. However, it is known to be safer when they are used in the back seat. Never use rear-facing child car seats in a front passenger seat if it has a passenger-side airbag.

Rear-facing child car seats offer much greater protection for an infant?s head, neck, and also spine. So, it is recommended that you use rear-facing child car seats as long as you can, moving your child into a forward-facing seat only after he/she is too big for the seat?s weight limit or his/her head is higher than the seat?s top.

This brings us to forward-facing child car seats. These are for children who fit into Group 1, used from 9 months to 4 years of age, or for children weighing 20-40 pounds. As with rear-facing child car seats, forward-facing child car seats can be used both in the front and back seats, although using it in the back seat is recommended.

A forward-facing child car seat should be used until the child is too big for the seat?s weight limit, and/or the top of the child?s head is higher than the seat?s top.

Lastly, we come to the booster cushion or booster seats. The booster cushion/seat is used for children ranging from 6 to 11-years-old and weighing from 48 to 79 pounds. As with both the rear-facing and forward-facing child car seats, the booster cushion/seat can be used in both the front and back seats, although the back seat is recommended as safer.

Neither booster cushions nor booster seats have an harness that is used to hold a child in the correct place. Instead, an adult car seat belt is used to go around both the child and the seat. This means that having the seat belt correctly adjusted is very important.

While using a booster cushion/seat, you need to make sure that the seat belt worn is as tight as it can possibly be, the lap belt is positioned over the child?s pelvic region, and not his/her stomach, and that the diagonal seat belt strap rests over his/her shoulder, not his/her neck.

When it comes to choose child car seats for your child, it is very important that you make sure the one you choose works both for your child and the type of automobile that you drive.

Real Estate Contracts Get Those Forms

If you?re involved in real estate, you know that every single transaction you go into, from the seemingly insignificant notices of past due rent to transfer of titles for properties, need to be recorded, properly documented and filed. In some instances, these documents need to be created from scratch, but in most cases, for contracts or notices that contain very basic information, generic or standardized forms will suffice.

Those who secure the services of real estate agents need not concern themselves with the preparation of the requisite forms to complete a real estate transaction as these are usually included in an agent?s service package. However, for one reason or another, more and more people opt to conduct real estate businesses: from renting a room, to selling a home, on their own. For these individuals, securing the proper documents to formalize and legalize real estate transactions at a fairly reasonably price, is of utmost importance.

Recognizing the growing trend of individuals to conduct real estate businesses themselves, several real estate-related websites have been launched to provide this new breed of realtors with on-line assistance and round the clock support. These sites not only give tips on how to properly market and sell properties, they also provide links to the websites of support services such as banks, realtors, and law firms.

Indeed, real estate websites are a boon to the industry. However, the benefits these sites have on realtors do not lie on the entertaining articles and useful links. These websites are visited primarily because these are excellent sources of the forms needed for every real estate transaction imaginable.

The forms that are available on most real estate websites were prepared by professional real estate agents. The contents and format conform to existing laws, thus these documents will be honoured and recognized by any court of law in the city, state or country.

What?s so good about these downloadable forms is that these can easily be opened through basic word processing programs without the need for special software; and though basically quite standard in format, all the forms can easily be modified to suit the needs of the user.

The downloadable real estate forms can be purchased per piece (on an ?as needed? basis) or as a complete set (over 60 forms and contracts), and once purchased, these forms can be reprinted or reproduced as often as needed. Payments for purchased forms are secure and may be done through the use of major credit cards, PayPal, and even electronic check payments. Concerned about the cost? Don?t worry, these forms are very affordable. A single contract usually costs around $5.00, and the complete set is within the range of $60.00 ? comparable to the standard rate a professional would charge for preparing a single document.

So the next time you find yourself needing legal real estate forms, you now know that you don?t need to run to a realtor or a law office for help. Simply go online, look for the specific form you need, click to purchase and voila, you?re ready to go.

This is article is brought to you by Gloria Smith at LegalHomeForms.com. Created by a former, licensed Real Estate Agent, LegalHomeForms.com was designed to offer instant access to the most sought after type of real estate forms. For the cost of what others charge for one real estate contract, you can have instant access to over 60 downloadable real estate forms. You can find all these real esate contract forms at: www.legalhomeforms.com

Types of Real Estate Deeds

Real estate deeds are part of the process of taking title in a property. Title is the right to hold an ownership interest in a property, the right is transferred through a deed. There are several common forms of deeds. Review the type of deed that you will receive from the seller of the property you are purchasing with an experienced real estate attorney.

-General warranty deed. This type of deed ensures the grantee (buyer) the greatest protection. Investigate the laws in your state pertaining to this deed type.

-Special warranty deed. This deed type offers the buyer two guarantees from the seller. The first guarantee is that the seller received title and the second one guarantees that the seller did not encumber (anything that lowers the value, use or enjoyment) the property during the time the seller owned the property.

-Bargain and sale deed. Has few warranties offered by the seller to the buyer. Buyers should require that title insurance be issued in conjunction with this deed.

-Quitclaim. If the seller offers this type of deed, buyers should understand that a quitclaim offers them the least protection of any deed type.

-Deed in trust, reconveyance deeds, and deeds executed pursuant to a court order are unique deeds and you should consult an attorney about their use in your state.

-In most states basic deed requirements include; the seller has the legal right to transfer the property, an identifiable buyer, a clause from the seller (grantor) conveying the property to the buyer (grantee), a legal description of the property (usually from a survey), consideration (something of value), and the signature of the seller. The seller must deliver a deed to the buyer and the buyer accepts. When all of these steps are completed the title to the property will be passed from the seller to the buyer.

Tips for Traveling with the Tots

While many parents avoid traveling with young children, a bit of preparation can ensure a successful family vacation. By making a checklist of all your necessities and planning for any difficulties, you and your family can enjoy your vacation instead of worrying about what could go wrong. Here is a list of travel tips to help you prepare for your family vacation. By following some of these suggestions, you and your family will always remember your family vacation for all the right reasons. You certainly can?t expect your children to be perfect, so set some reasonable expectations for your family vacation. Perhaps one of the best ways to keep your children interested throughout your family vacation is to involve them in the planning process. Your children will be excited to have a hand in the itinerary and will learn about the destination before you depart. Once you arrive, you can be confident that your kids won?t complain about the chosen activities.

Regarding air travel, you might want to try securing seats in the front row of the aircraft. The front row of seats will grant your family some extra space and privacy, which are especially helpful if traveling with infants or toddlers. Your children should also be able to wander with more ease at the front of the cabin, but ask the flight attendant if you aren?t sure what is acceptable.

While non-stop flights are recommended by many for family travel, a break can sometimes be useful. If your family is traveling to the Caribbean, an hour or two in an airport can take some of the edge off a long day. Not only will your children be able to walk around and stretch, you can also stock up on snacks and any items you may have forgotten. If you are traveling with older children, you might want to consider an early morning flight to prevent any delays. When flying with infants and younger children, many families prefer late night flights as they correspond with the child?s natural sleep schedule.

When traveling to the Caribbean or any other international location, pack all the medicines your children might need ? both prescription and over-the-counter varieties. As many countries have different medicines than the U.S. and packaging may be considerably different, don?t take any chances. Check the carry-on restrictions and pack whatever you can in your carry-on baggage. It is also a good idea to pack a change of clothes, a blanket and a pillow for your young ones to ensure that they are comfortable on the airplane.

One of the greatest difficulties of family travel is the transport of large items like strollers and playpens. Before you leave for your trip, contact the concierge of your Caribbean resort regarding the availability of cribs, strollers, car seats or anything else your baby might need. If your hotel is unable to acquire any of these vacation essentials, there are a few international organizations that arrange delivery of such rental items.

Organize a selection of toys like dolls, stuffed animals and books in one of your carry-on bags. To prevent any unnecessary embarrassment, try to avoid packing noise-making toys or those with small parts ? like model kits, building blocks or board games. Portable DVD players and CD players can also keep your children occupied and entertained. It is also a good idea to pack some healthy snacks for your children, as it is often difficult to please with airline food. Your preparation should also include planning for unforeseen events, such as someone getting lost or sick. By planning all the small details ? down to what type of trail mix to eat on the airplane ? and more serious issues affecting your itinerary before you travel, you and your family won?t have to spend your family vacation worrying. You will simply enjoy every minute of it.

Get Business Fit One Minute At A Time

Too many online entrepreneurs spend long hours working online to think about their health and fitness. Your online success is related to your energy levels. How fit are you? Have you looked at your hips or butt lately? We all know that we need to balance building a million dollar online business with keeping the mind and body fit and sharp. You need to train your mind and body for success. But I can hear you saying, Id love to exercise but I dont have the time or Id love to expand my knowledge but I dont have the time.

You must find time to exercise your mind and body. You must train your mind and body for business like a soldier trains to be mentally and physically fit for combat. How? By training your mind and body one minute at a time. Here some ways for the online entrepreneur to stay physically and mentally fit using the one-minute principle.

Exercise For One Minute.

No matter where your computer is located in the world, you can still exercise for one minute. Forget about the past 60 minutes or the next 59 minutes. Focus on the next one minute. Perhaps do a deep breathing exercise. One minute of push-ups. One minute of sit-ups. Do one minute of something. Start to get yourself in better shape one minute at a time.

After a while you may do two minutes then three minutes. Wow, you have just made a 200% improvement. If you think one minute of exercise is easy, then try this. Take in a big breath. Hold this breath and pull in your navel. Now put both arms in front of you. Imagine pulling and pushing a heavy train. Do this for one minute while holding your breath. You will be sucking and gasping for air by the end of one minute or sooner. Easy minute, yeah right.

Yet this simple one-minute exercise strengthens your chest, shoulder and arm muscles using sustained contractions. It increases your chi energy fields by heating and compressing the air in your lungs. It also teaches you to focus your mind for one minute. So take a minutes break from surfing the net, do a minute of exercise instead.

Train Your Mind For One Minute.

Your mind is like a muscle. It grows stronger when you exercise and use its full potential. For example, the image-nation is a wonderful place to visit. I am at a beautiful tropical beach. The sun is warm on my skin. I smell the sea breeze and hear the gulls circling above me. I am floating on a raft a short distance from shore. I am floating upwards into the clear blue sky, circling, spiralling upwards on warm currents of air. It feels blissful. Yet I am still sitting at my desk.

An online entrepreneur needs to regularly unplug and disconnect from the web, mobile phones, laptops and PDAs. Some people do not know how to unwind. The brain becomes hyperactive and wired. After a while it needs a clean up and a defrag so that it can delete rubbish thoughts and expired programmes.

Your mind is a world, a theatre, a paradise that you can easily visit within one minute. You can go there to relax and clear your mind whenever you choose. In a hotel lobby, a plane, a taxi or at your desk. You can then rejoin this world feeling a lot calmer and cleaner.

Change Your References For One Minute.

Your references are those internal processes, patterns and memories you use to make sense and meaning of the world around you. For example, do you speak two or more languages? You then have more references to interpret and decode the world around you. This is so important in setting up an online business that will have global customers. Is English the preferred language of your customers? For example China is predicted to be the new economic power over the next decade. So it may be beneficial to think from a Chinese frame of reference.

We can open up our world-view by changing our frames of references for one minute. Go outside your normal self for one minute. Act the opposite of who you are for one minute. Think outside your normal thinking. Think in a different language. Think like a different person. Perhaps think like a powerful creature. Do this for one minute then put your normal head back on your shoulders.

Think of a business problem you have. Now choose a different frame of reference to look at your problem. Look at it through the eyes of someone you admire. How does the problem feel now? Or think with the head of an Albert Einstein. How do you perceive this problem now?

Use this change of references to solve problems, explore creative insights and expand the limits of your business thinking.

Fit One Hour Into One Minute.

Ask yourself, how can you fit one hour into one minute? Start by examining your time wastage and inefficiencies. Start at the end with your desired outcome and then reverse engineer your solutions such that what took one hour now takes one minute. Keep asking yourself the question, how can I do things better? Start by chopping off one minute at a time. Use a military acronym, AIMO (Adapt, Improvise, Modify, Overcome). Apply this type of thinking to your online marketing and business operations.

So start to apply the power of one minute to your online business and marketing efforts. You will be surprised at the incredible focus you can achieve when concentrate for one minute.

A Look At Some Of The Best Vehicles For Road Trips

10 Best Road Trip Vehicles

You are a road trip enthusiast. You've practically crisscrossed the country 10 times, cruising Route 66 along the way, and seen the expanse that is the American country side. What better way to do it than in one of the following cars, all of which have a style all their own and which will greatly enhance the experience? The following cars were selected by our panel with an eye to long distance tripping.

Chrysler Sebring Convertible
The Sebring Convertible sets itself apart from the competition by offering a spacious cabin and being a convertible. Most of the convertibles currently available are either way too cramped for four people and luggage. But the Sebring is different. Four can sit in it for long distances without developing cramps, and without balancing overnight bags on their laps. Added to this is the fact that Sebrings depreciate in value, so you should be able to find a used one rather cheaply.

Dodge Grand Caravan
For long distance road tripping, a minivan really can be useful. It offers a ton of space so that the passengers in the back can practically sprawl out and relax. And the Grand Caravan has a ton of features to add to that space that will be useful for roadtrippers, like underseat storage and dual exit rear doors.

Dodge Magnum
Another Dodge, the Magnum is the station wagon for the new century. Since it is well equipped with a huge engine, the Magnum does not lack in power. A commodious cabin and excellent handling make this a dream for performance driven road trip pilots.

Dodge Sprinter
The Dodge Sprinter is another van from Dodge, but it is a full size van and offers all of the space that you would expect from a vehicle its size. It is an exact copy of the European market Mercedes Sprinter, and offers up to 10 seats. So, if you have as many passengers as you have fingers, this may be the vehicle for you.

Honda Insight
Here's an import entry into our top list of road trip transports. And it is very sensible for those who are taking their road trips on a budget since it will provide them with more mileage for their traveling buck. The Insight gets as much as 60 mpg, which will be a boon to long-distance travelers.

Mazda Miata
Always a signature vehicle, the Mazda Miata has been the cherished car of many road trippers. What makes it such a perfect road trip car is its minimalism. It mediates the experience of the road trip as little as possible. There is only you, a tiny, but responsive, car, and the air screaming by as your roar on your way to exploring wide open space.

These six cars will provide you with a perfect road trip, and each is catered to a certain need. Need seating? Take a van. Need the thrill of the wind in your hair? Why not try a convertible?

How To Backpack And Travel Safely In South America

Becoming a victim of crime is a possibility no matter where you travel nowadays - even when you stay at home! However, being aware of some of the popular scams and tricks that criminals and opportunists use to victimize tourists can help avoid problems that could ruin a good trip.

South America is a popular destination for world travellers and especially for backpackers, adventure enthusiasts and those taking a gap year. The country certainly has plenty to offer and a wonderful variety of landscapes from tropical beaches to the spectacular Andes Mountains, Amazon rainforest, Iguazu Falls, active volcanoes, and fascinating wildlife of the Galapagos Islands. Many travellers choose to take in the exciting and colourful fiestas and carnivals, or visit the sites of ancient civilizations. (Tip: To avoid disappointment, tickets to visit the Inca Trail and ruins at Machu Picchu should be purchased in advance).

The best travel advice is to do lots of research and set off armed with as much knowledge as possible. Take a quality guide book and Spanish and Portuguese phrase books. Chances are that nothing bad will happen but, unfortunately, travellers are vulnerable and criminals know it. They will take any opportunity to separate you from your money and possessions! The most common crimes anywhere in the world involve theft and pickpockets and theft of passports is a huge problem worldwide. Care should be taken in places where it is easy to be distracted and forget to watch your belongings, such as airports, internet cafes, on public transport or while renting a car. Avoid using public transport at night or walking alone at night in isolated areas.

Thieves have been known to target tourists by pretending to be police officers, tour operators, taxi drivers, or other officials (for example, a real police officer will never ask to see your wallet!) Taxis should be booked in advance with a reputable company, when possible. So called 'express kidnappings' are a problem in some areas where victims have been held captive and their bank accounts emptied before they are released. Female travellers should be especially cautious, especially when walking alone at night, on public transport, and in isolated areas, as rapes have been reported. Be on guard also for spiking of drinks - a problem which has become more prevalent. Avoid accepting drinks from strangers, leaving drinks unattended, and make sure that they are poured in plain view.

Be aware that many shops, bars, restaurants, and hotels may not accept credit cards in South American countries. Watch for counterfeit money and bogus ATM machines. In Peru, in particular, some ATM machines do not release credit and debit cards automatically unless a button is pushed - and instructions are not always written in English! It goes without saying that travellers should avoid all contact with illegal drugs or drug trafficking as the penalties are severe, involving imprisonment for long periods in extremely unpleasant conditions.

All travellers, especially those with pre-existing medical conditions, should have a thorough check-up and necessary vaccinations before leaving home. Diseases like yellow fever, dengue fever, cholera, and malaria are problematic in many areas. Evidence of valid inoculations may be required to travel between some countries in South America.

The above tips are just a sample of the knowledge travellers should be armed with before setting off. The British Foreign and Commonwealth Office 'Know before You Go' campaign is an excellent resource for travellers. Their 'Travel Advice by Country' section contains current travel updates and advisories and the Travellers Checklist is another useful tool. Young travellers should pay attention to their Gap Year information. Avoid attracting the attention of police, keep the locals happy, and impress your travel companions with your awareness of local customs, laws and expected etiquette for each country.

Adventure travellers and adrenalin junkies will find plenty of outdoor activities and thrills. Activities like kayaking, white water rafting, surfing, hiking, mountain biking and mountaineering are popular. Care should be taken to ensure that the correct travel insurance policy is purchased which will provide cover for any potentially hazardous sports activities. Chile and Argentina are popular destinations for downhill skiing during the UK summer months and, again; don't forget that additional insurance coverage may be needed.

Many areas in South America are remote with limited access to good emergency medical facilities. If a medical emergency should arise, medical care or evacuation and repatriation may be necessary. Without comprehensive travel insurance the costs could be astronomical and mean the end of any further world travel plans for a very long time!

Strategy Board Games

Strategy games require a great deal of thinking in order for the player to win. Not only do the players need to analyze their move, but they also need to anticipate the moves of their opponent. Besides that, they also need to anticipate the outcome of several moves in the future. The immense importance of thinking ahead and applying the present and past situation to anticipate the future outcome, separates strategy games from many other games in general.

For example, Snakes and Ladders are hardly seen as a challenge for most adults. This is because the game is purely contingent. The roll of the dice determines the fate of the player, and there is no need to think things through. It is only the sheer suspense of it that this game is still popular amongst children.

Strategy games, on the other hand, rely heavily on how a person think things through, applying analysis, logic so a player can study the opponent, predict his or her moves, and eventually win the game.

War and Strategy

Today, strategy games, or sometimes war games, are more commonly associated with video games such as Red Alert or WarCraft. However, way before the advent of video games in present times, strategizing has been used in board games. If fact, it can be traced back to the mid-2000 B.C. with board games like Go.

Some people may ask why strategy games are more associated with war games. The analogy can be asserted by history. War and strategy go hand in hand. A general who cannot strategize well will lose his battles and suffer other considerable losses.

For example, the aforementioned game of Go is a virtual microcosm of a battle, or even a war. Several scholars have theorized that the game Go came from Chinese generals and tribal warlords who used the pieces of stone to make a visual representation of their attacking positions. They, in turn, could map out what will happen in the battlefield.

The correlation of war and strategy is especially evident in the game of chess. All pieces hold true military significance at the time of the game's creation, which was around the 6th century A.D. Checkers is also patterned on strategy and war board games, utilizing the player's quick-wittedness to overcome and defeat the opponent.

Other games that fall under this category are backgammon, Stratego, Game of the Generals, Battleship, and many more.

Investors and Murderers

Strategy board games have also evolved into more placid games. One great example is Monopoly. A game of real estate, investing, and many more is considered as the most popular board game in the world. Despite the fact that the player's pace is controlled by the dice, it still needs a great deal of strategizing in order to overcome the opponent. This is where smart investing, and at times luck, comes in-much like in real life. By strategizing with a business sense, the player can easily ruin their opponents' finances.

Clue is another game that demands strategizing. Players need to find the murderer among them. In this dizzying and confusing game, a player needs to outsmart everyone to know who the real murderer is. But lies, secrecy and confusion can easily leave players scratching their heads, until, of course, they are killed. Thinking ahead and speculating, like the rules of strategy, can definitely help the player.

There are a lot of great board games out there that require strategizing. The problem with today is that people are now more drawn into the video game types. Classic strategy board games like chess or checkers are actually more challenging to the mind. Contemporary ones influence interaction between family and friends. Video games don't exactly encourage conversation, so try strategy board games more often.

Understanding Seller Pricing In Real Estate

Many homebuyers make the mistake of assuming the price listed with a home is somehow related to the actual value. In fact, the price often is not.

What is the fair price of a home? Many would argue the fair price is the one agreed upon between a buyer and seller when negotiations conclude in the offer and counteroffer process. While this is certainly one approach to the situation, many buyers make the mistake of assuming the listing price on a home has some inherent relationship to the appraised price. This is sometime incorrect because of issues involving the seller.

Obviously, the first issue to consider with pricing is the natural tendency of the seller to try to get as much as possible for the property. In practical terms, this means the property will almost always be priced above what the market will support. It may be just above or well above, but it will definitely be above. The only exception to this situation is if the seller is motivated to sell fast for some reason such as divorce. In said situations, the seller may price the property at or below what the market will support.

A less obvious motivation for overpricing a property boils down to simple financial numbers. If you own a home, you are bombarded with offers for home equity credit lines. The credit line is essentially a way of liquefying the equity in a property. Many people use these lines to pay a wide variety of bills. When it comes time to sell the property, however, they suddenly realize their profit from it is going to be very small. In such a situation, the natural reaction of the seller is to ask for price at the high end of the local market. In such a situation, the seller is unlikely to be amenable to negotiating down the price because they simply cannot.

When looking at homes it is important to understand the motivation of the seller when setting the asking price. Doing so allows you to determine if the price is negotiable or the seller is stuck.

Overseas Investment Properties ? The Golden Rule For Big Capital Gains

If you are looking at overseas investment properties you want the best possible return on your money and this means choosing the country you invest in carefully.

There is one golden rule and it?s used in every other form of investment market to make money and should be used as the first rule when buying overseas investment property.

Do it and you will increase the odds of making money on your investment.

Let?s define the rule and examine it in more detail.

Buy a Trend In Motion

What do we mean by this in terms of overseas investment property?

Quite simply it means buy a market that has a track record of growth in property prices and the trend is well supported by investment.

Buying a market with potential

For example, many people buy overseas investment properties in markets that may take off (property is at its cheapest and upside at its highest) there are new ones all the time Nicaragua, Romania etc But upside is only at its highest if they do take off and most don?t!

By all means be a pioneer if you want the highest rewards in theory but that?s theory not practice. Sure, pioneers made money but most got killed by arrows.

Buying a market on potential alone and your view that it may go up is a mugs game and in most cases will lead to losses.

Buying an established market

If you buy an established market you will have missed the initial rise in property prices but that doesn?t mean there won?t be more to come, chances are there will!

Fact is once a market takes off it sucks in money by its very nature as investors have confidence to invest.

What you are looking for in buying overseas investment property is low downside risk and lots of upside. An established market that has just taken off will give you that.

If you do the above your risk will be low and your rewards will be high.

There are several so called well established markets around the world that will return you 100% per annum with low downside risk.

Investing in overseas property can yield big returns without huge risks and you don?t need to be a pioneer to make them.

For example Costa Rica has been booming for 10 years but many investors are still doubling or tripling their money in just a year or two! so play best risk to reward to make money on overseas investment property.

Bridesmaid Dresses Visited

When a woman has the honor of being asked to be an attendant at a wedding, probably the first thing that pops into her head is the bridesmaid dresses. There are a whole bunch of horror stories about nasty looking dresses that were chosen as bridesmaid dresses. I have seen tons of awful looking gowns, the ones from the 80s seem to be especially hideous. There are still plenty of fine looking bridesmaid dresses out there, so be warned bridal attendants.

I had the honor of paying the maid of honor for my best friend?s wedding and we recently checked out a bridal store to try on our gowns. The bride chose a few bridal gowns and she chose a few bridesmaid dresses in advance. It's always a smart thing to do when you can take care of everything in advance because you never know it's going to come up that it's really great to have time to adjust for those surprises.

I tried on three bridesmaid dresses and I was relieved and impressed with the bride?s excellent fashion sense. When she told me that she wanted the bridesmaids to wear pink, strapless gowns, my heart may have stopped. I imagined a shocking pink flamingo look, form-fitting dress, that would point out every single flaw on my frame - yuck. We'll actually found or three lovely bridesmaid dresses that were complementary to any type of figure and you can't beat that.

The tough thing was actually willing down my choices to just one. The bride and I agreed which bridesmaid dress looked the best on the Internet, but we were pleasantly surprised to see that her number two choice, we liked even better. When I tried it on it felt comfortable and I felt at ease with that particular bridesmaid dress.

The bridesmaid dresses or a whitish-pink, and though they are strapless, not my favorite choice, the bride decided to incorporate short jackets as an accessory for those of us who prefer not to attend church looking like Madonna. The jacket is clean and elegant, just as the lovely pink gown was. I think that I will be very happy with the bride?s choice.

This choice was really a no-brainer for the bride and I was relieved that I only had to try on three bridesmaid dresses. You won't believe this but sometimes I have tried and dozens of dresses for a single wedding. I actually think that she knew which one I preferred and chose that one. I tried to keep my opinion to myself until after she made her choice. It was after all her wedding and her decision and I didn?t want to influence her in any way just to please me. She may have regretted being swayed and it's really not worth doing that. Fortunately for both of us she chose a great gown.

I saw many other gowns that were nothing short of horrendous. There were bridesmaid dresses that ballooned at the bottom like something out of Cinderella. There were bright orange dresses that made us look like the great pumpkin. I actually saw a gown, and I'm not making this up, that was strikingly similar to a ballerina?s tutu and I thanked the stars above that the bride in the wedding I?m attending or smart enough not to go for a number like this. Although the final decision has back treatment may get and she hasn't ordered the bridesmaid dresses yet so you never know...

How to Treat Diabetes by Juicing

Treating Diabetes by Juicing can be as simple as extracting the fresh juice from raw fruit and vegetables. People with diabetes mellitus cannot properly process glucose, a sugar the body uses for energy. As a result, glucose stays in the blood, causing blood glucose levels to rise.

JUICES USED TO TREAT DIABETES

Daily Juicing of vegetables and fruits can be used in any combination of the following: ginger, garlic, celery, pumpkin, cabbage, asparagus, parsley, spinach, leeks, spinach, beets and carrots. Juicing fresh green vegetables such as brussel sprouts and string beans is a wonderful health benefit as both are good sources of natural insulin. Nutrients such as silicon works to support the pancreas and are found in alfalfa, olives, asparagus, lettuce, mustard greens, radishes, cabbage and cucumbers. Use fruit combinations sparingly due to their high sugar content. Sweet juices such as carrot, beet, grape, apple or pear juice should be half diluted with water or mixed with other juices such as celery.

Make only as much juice as needed for immediate use. In storage including refrigeration, raw juices oxidize rapidly and lose their medicinal value in as little as 10 minutes.

Bitter Melon juice has been used to treat diabetes mellitus (according to the American Association of Naturopathic Physicians). The plant contains at least three known compounds that can lower the body?s blood sugar level. Recommended serving per day is 2 ounces of fresh bitter melon juice.

Mangosteen juice used as a supplement under medical supervision may decrease blood sugar levels and benefit those with type 2 diabetes. Recommended dose per day is 1 ounce or 30ml of Mangosteen juice to be taken before a meal.

DRUG INTERACTIONS

Grapefruit juice interacts badly with certain prescription drugs. Please check with your physician. Diabetics who are taking the following medication should not use bitter melon juice: chlorpropamine, glyburide, phenformin, or insulin. This can increase the effects of these drugs and lead to severe hypoglycemia. Diabetics should consult their medical professional before taking this juice.

MEDICAL PRECAUTIONS

If you have complications in pregnancy such as gestational diabetes or blood pressure problems please check the use of mangosteen juice with your physician. Always take fruit juices with food.

The American Academy of Pediatrics recommends limiting fruit juice for children under 6 years of age to four to six ounces a day. Bitter melon is an abortifacient, so women who are pregnant or nursing should not take it. Do not give this melon to small children and infants due to its hypoglycemic effects. Bitter melon is also an emmenagogue, which means that it encourages or increases menstrual flow in women.

AVOID

Due to high sugar content, diabetes may be aggravated by excessive intake of sweet juices such as carrots and most fruits. Excessive intake of tomato and citrus juices could upset the body?s natural acid (pH) balance as they are highly acidic.

SIDE EFFECTS

According to the American Foundation of Traditional Chinese Medicine: If too much bitter melon juice is taken; it can cause mild abdominal pain or diarrhea. Multiple servings of Mangosteen juice tend to raise blood sugar initially even with as little as 15ml. This has been observed more often in people of Asian descent who are not obese.

PRELIMINARY TRIALS

Two preliminary trials found that aloe vera juice (containing 80% aloe gel) helps lower blood sugar levels in people with Type 2 diabetes.

August 29, 2006 -- Drinking pomegranate juice may help people with diabetes reduce their risk of heart disease. In the small study, published in the journal Atherosclerosis, researchers examined the effects: of drinking a concentrated form of pomegranate juice. Michael Aviram, researcher of the Techion Faculty of Medicine in Haifa, Israel, says: Patients with type 2 diabetes (who were not dependent on insulin therapy) were tested. Blood sugar levels were not affected which suggests that the antioxidants found in pomegranate juice may be especially beneficial in reducing heart-related risks associated with diabetes.

The American Association of Naturopathic Physicians in Seattle has a referral database of naturopathic physicians: who practice juice treatments throughout the United States. Daily juicing of primarily organic vegetables and fruits is a beneficial part of any long term program to treat diabetes. Juicing provides a highly effective and efficient way for the body to be able to absorb essential nutrients into the blood and cells. Drinking juice is one of the best and quickest ways for the body to utilize these nutrients within minutes instead of hours.

How to Use Real Estate Lists

If you are planning to purchase a home, you should be on top of your game in order to make a wise investment. There are many crucial elements in this potentially stressful process. You should make sure that you find a home that suits your family's needs. You should also make a prudent investment, so that you can sell the house for profit in the future.

It would not be wise if you choose a house that depreciates in value. If you want to ensure your home's worth, you have to do some research before any purchase. This may have been difficult 15 years ago, but this has become an easy task because of the Internet. All you have to do is hop on the web, and acquire real estate lists, and check out houses for sale all across the country.

I started browsing through real estate lists when I was looking for a new home a few years ago. It didn't exactly have to be a new home, but I did want it to be nice. I decided to check out a few houses personally after browsing through a number of valuable real estate lists on the Internet. At that time, I was looking in Salem, Oregon because I found out that houses there were popular.

Unfortunately, I was unable to find a suitable home after viewing around eight houses in person. I had no choice but to go back to the real estate lists. This was when I found the perfect house. It was a nice three bedroom, two and a half bathroom house situated in an ideal location. I was amazed at how pleasant the neighborhood actually was. With a fully fenced in, half an acre lot, it was really amazing. My wife and I decided to purchase it immediately.

If you want to acquire real estate lists to help you find a home, simply hop online and pull up Google.com. Punch in the keywords real estate lists and you will be rewarded with a long list of houses for sale ranging from one coast to the other. Nowadays, real estate lists are so simple to come by, even for the average person. Remember to consider the neighborhood, and not solely the home. Also keep in mind that the location and environment are important factors.

Cars of the future compared

Automobilemag.com lists 5 of the cars that can be seen in the market in 2010 and beyond. These are the BMW Z8, BMW X1, BMW LC5 CLS Fighter, Audi 1, and the Honda FCX.

BMW will revive the Z8 roadster in its 2010 model. This 650Ci convertible will range from $90,000-to-$125,000. It will be powered by a 400-plus-hp turbo version of BMW's 4.4-liter V-8 mated to a new dual-clutch gearbox. Other engines--larger and smaller--may find their way under the hood as well.

The pint size BMW X1 will be added to the X5, the just-freshened X3, and a two-door X6 due in 2008. The compact SUV market might seem an unlikely place for a premium German marque, but BMW won't be alone. Audi will be there with the Volkswagen Tiguan-derived Q3, as will Mercedes-Benz with its GLK.

These three share common characteristics. Aside from the fact that they all have well-to-do female customers, they also would want to make the car seats higher, to surround their vehicles with lots of active and passive safety equipment, and to own a premium product with a versatile interior. They are less interested in size and high-performance engines. They are also value-focused, which is why the X1 will be priced about the same as a loaded Toyota RAV4.

At roughly 170 inches long, the X1 will combine the footprint of the 1-series and packaging similar to that of the X3. The large wheels and the suspension come from the X3. The underbody, the drivetrain, and the electronics will be taken from the 1-series. The X1's more carlike DNA is reflected in its target weight of 3400 pounds, significantly lighter than the X3. The X1 is principally a four-seater, but since the rear chairs slide and fold, an optional fifth seat could be integrated. BMW may offer a variety of opening and see-through roof treatments.

Indeed, BMW is readying a stretched version of the next 6-series, which would feature four doors and four seats under a coupe like roof.
To its credit, the BMW team is taking a somewhat different approach from Mercedes-Benz. The LC5 CLS Fighter will be seen without B-pillars. Instead, the structural integrity of the body will be supported by overlapping doors (the rear ones always shut first and open last) plus reinforced sills and side panels. All seats feature integrated belts and side air bags. The oval-shaped lateral aperture and the connected door skins are supposed to help spread out the energy in the event of a side impact. The engine lineup consists of four units: a 300-hp, 3.0-liter turbocharged six; a 400-hp, 4.4-liter twin-turbo V-8; an M version powered by a 550-hp, 5.5-liter V-10; and a 3.0-liter twin-turbo six-cylinder diesel.

Transmission offerings are to include a conventional six-speed manual and two automatics, where one is a dual-clutch design. Both automatics will feature seven speeds and optional paddle-shift operation. The gear selector is a joystick with two parallel shift modes: flick it to the left, and you're in manual; flick it to the right, and you're in automatic. Pushing a button on top of the lever engages park. Car enthusiasts will also see new electro hydraulic brakes, active steering, and wheels ranging in size from eighteen to twenty inches. It is not yet clear whether the new arrival will be part of the 6-series family or whether BMW would rather launch it as a 7-series coupe. Either way, the car is expected to reach showrooms in 2011, shortly after the next 6-series coupe/ convertible--and, coincidentally, around the same time as the second-generation Mercedes-Benz CLS, the car that started it all.

Audi will be launching its A1 minicompact. It will be smaller-than-A3 entry that emphasizes performance over economy. Unlike the discontinued European-market A2, the A1 will be a two-door hatch. An S1 version would likely use a 240-hp, 2.0-liter turbo; a less-potent turbo four would power the base car.

Finally, Honda's latest take on fuel cells is the FCX concept. Although its ultra-cab-forward body looks dramatically long, low, and wide, at 186 inches (15.5 feet) in overall length, the FCX is actually shorter than the Acura RL. It features a compact, Honda-developed fuel-cell stack in the middle of the car with two hydrogen tanks in the rear. The stack is much smaller than what is now technologically feasible, but Honda says that it shows our dream.

The novel four-wheel-drive system has one front 80-kW electric motor with two in-wheels, 25-kw motors at the rear. The cabin has a mixture of traditional Japanese materials, such as a wood floor, plus the latest gizmos. The dashboard rises up toward the driver as speed rises, which is supposedly to hold the driver's attention.

Try These Yoga Poses for Jet Lag

Jet lag appears definitely to be one these things: A Condition resulting when travel across time zones leaves a person feeling ?out of sync? with local time at his or her destination. That considered, to get you 'back in sync', one highly recommended solution will be Yoga

What, with the poses balancing effects on the body (namely the inversions), yoga helps immensely to deal with the effects of jet lag, of course when used correctly.

The two main poses will be the Shoulder stand (and its counter poses) and if possible, the Sun Salutations.

In regards to the latter choice, the Sun Exercises, these are definitely a wise choice in that they stimulate and balance all the systems of the body including the endocrine, circulatory, reproductive and digestive system.

The main benefit one can look to attain from using Yoga for Jet lag will be restoration and balancing which it brings about as one executes the use of some of its poses.

This perhaps reiterates why using the shoulder-stand yoga pose for jet lag as previously mentioned may indeed be a great and wise choice as this pose as well affects all the bodily organs. By pressing the chin-lock, it stimulates the thyroid gland, balancing the circulatory, digestive, nervous, reproductive and endocrine systems. It tranquilizes the mind, alleviates stress and psychological disturbances. It is indeed a panacea, a cure all

One can also try the yoga-esque Hindu-Push-ups as this helps drain the brain of unwanted ?debris? and the incorporation of the Yoga Relaxation Pose does just as its name suggests, relaxes the entire body while simultaneously relieving stress and speeding up the elimination of metabolic wastes.

It's safe to say Yoga has something for everything and everyone so for Jet Lag; you will do very well to strike some Yoga poses!

Eddie Bauer Offers More Than Outdoor Gear

Eddie Bauer has been around for a long time. The company has expanded for about eighty-six years now and has come to be something to rely on. The Eddie Bauer baby is sure to get the same satisfaction and durability from a line of baby merchandise as it does any of the other adult casual outdoor gear it derives its name. Eddie Bauer first started his business in 1920. The company (or man) gets its reputation from the development of down outerwear.

Some people want to make it easier for themselves by choosing a brand that is reliable and features more than one item in their product line. If you are one of those people you might be interested in the Eddie Bauer stroller or an Eddie Bauer car seat for your child. The Eddie Bauer Euro Travel System- Ashford stroller is equipped for an infant car seat that is removable. Both stroller and car seat are lightweight and easy to manage. The structure of the stroller and its amenities are what I call “cozy.” The removable infant car seat is rear facing and LATCH equipped for children up to 22lbs. With this duo-system, in the early months of your child’s life you have the use of a stroller and a car seat that work interchangeably.

If you have twins or more than one small child, Eddie Bauer sells a compact and cozy All-Terrain Tandem stroller. This stroller boasts space and amenities such as a removable tray with juice box holder and bottle bag on the canopy. For mom or dad’s convenience, there is an extra tray on the handle. . Keep in mind when you buy the Ashford stroller that while the stroller that after the first year, or once your child reaches a peak weight, he/she can no longer ride in a rear facing car seat. It will then be time to look for a new car seat.

The good news is that the Eddie Bauer car seat does not end with the Ashford duo-system stroller above. Eddie Bauer sells a nice selection of great car seats. Do you want to make it really simple with something that will serve your child from infancy to school age? The Alpha Omega Deluxe 3-in-1 Convertible Car Seat is an awesome choice. This seat converts from a rear-facing car seat to a forward facing booster seat that will accommodate a child up to 100lbs! It has an easy adjustable backrest and there is no rethreading of the harness. It is LATCH compatible.

Eddie Bauer also sells several styles of car seats that are booster seats. You can choose from three booster seats by Eddie Bauer. The most practical booster seat, the Summit High Back, comes with amazing versatility with a myriad of adjustments and conversions. It can handle a child up to 100 lbs. There is no need for rethreading the harness with this car seat. It has several recline capabilities and accommodates small and older children alike. It is very practical for growing families. And finally, the regular Eddie Bauer High Back Booster Seat and Perforated Leather High Back Booster are both of the very few booster seats that use both LATCH and safety belts. These two booster seats, unlike the Summit High Back, require rethreading while adjusting the harness. Both can accommodate any size child 22-80lbs.

If you like the stroller and car seats by Eddie Bauer, you may also be interested in other products for toddlers such as the Eddie Bauer High Chair. The high chair is made of all wood and is simplistic in design. The insert trays and parent trays are both dishwasher safe. It also has a permanent restraint. A wooden high chair may very well be more stable and last longer than the more modern plastic types. Most people would agree that the wooden high chair not only functions in practicality like a plastic chair, but it falls in line with your other dining room furniture. If you’re looking for something a bit more stylish but will last, the wooden high chair is a good bet.

One thing is for certain, Eddie Bauer products for infants and toddlers are safe and reliable. You can expect a few as opposed to a myriad of choices with less confusion. The compact and sturdy design of Eddie Bauer will serve you and your children well for many years.

Some Of The Car Seat Covers You Should Consider For Your Baby

Wool is the softest and most comfortable material that can be used for Car Seat Covers and Baby Buntings. Organic cotton flannel, unbleached cotton flannel and regular cotton flannel are choice backings for wool car seat covers and baby Buntings.

Wool car seat Covers swaddle baby in security and warmth. Therefore, Wool is a choice material in the construction of these covers because of its softness and insulating qualities. The outer cells of the fiber repel water while the inner cells absorb moisture. Wool is highly absorbent, and can retain up to 25 percent of its weight in moisture. As wool slowly absorbs moisture from the air, the cover becomes warmer to baby. Wool will take on a lot of moisture before it feels damp. It also dries slowly so as not to chill baby by drying too quickly. Because of Wool's tendency to retain moisture, Wool is naturally flame-retardant.

Many of the synthetic fabrics and fillers used to make Car Seat Covers and Baby Buntings do not breathe. Over time they can emit toxic fumes during the aging process, thus posing respiratory and allergic reactions as well as asthma like symptoms.

Wool is a natural fiber and naturally hypoallergenic; as are the cottons used to back Car Seat Covers and Baby buntings. It helps keep the baby warmer in cool temperatures, and cooler in warmer temperatures. Plush Merino wool provides an extremely soft surface.

Cleaning Wool

The oil extracted from the leaves of the Australian Tea Tree (Melaleuca Alternifolia) is well known to be effective against dust mites, a cause of allergens for asthma sufferers, and particularly infants. Tea Tree Oil is also noted for its general beneficial qualities such as being a natural fungicide. It also helps in the healing of wounds and reduces skin irritation. Kookaburra Woolwash also works well for laundering bed linens and clothing for asthma sufferers where dust mite feces is a critical matter.

Good Padding Important for Infants

A good feel with a tad of pressure would deem the use of padding necessary for Baby Car Seats, High Chairs and Infant Rocking Seats. It would seem that proper padding would add more in the name of safety to car seats. Wool products will place a barrier between baby and the synthetic unknowns of the factory provided products.

The car manufacturer's concerns are with the highest possible safety performance of the car seat for baby's safety, not the health concerns that may be posed by the liners used to soften the hard plastic of such baby accessories. Because synthetics have only come about in the last century or so, the mother's of yesterday had little concern in the products they purchased for baby. Today's moms must research and take full responsibility for understanding the products that come in contact with their baby.

Give a Gift of Wool for Baby

A gift of wool for baby whether it is a Car Seat Cover, a Bunting or a Wool Fleece Blanket is a gift of quality. The next time you are purchasing a baby gift consider making it something wool!

BMI Calculator Results

BMI, Body Mass Index, is the most popular and simple way that health professionals use to determine if you are a healthy weight. This article concerns how to interpret your results.

BMI, Body Mass Index, is the most popular and simple way that health professionals use to determine if you are a healthy weight. This article concerns how to interpret your results.

Summary

Body Mass Index:

<18: Underweight

>25: Overweight

>30: Obese

Calculate Yourself

The calculation is simple, you can do it on a regular calculator. All you need to know is your height and weight. If you want to use metric measurements, take your weight in kilograms and divide it by your height in meters squared. If you use inches and pounds instead, you need to multiply the result by 703 to get an equivalent result. I am 6' tall and I weigh 180 lbs. 180/(72 x 72) x 703 = 24.4

Underweight

If your BMI is 18 or less, you are considered underweight for your height. My work here is done. Just kidding.

Being underweight is a health problem, just as being overweight is. As Mr. Weightless, I am dedicated to helping those at the other end of the spectrum, but if you are underweight, here are a few tips to become healthier.

Don't try to do the opposite of everything I say to lose weight. You should still be drinking plenty of water, for example.

This may seem obvious, but EAT MORE. Consume more calories than you expend.

Consume more protein. One main reason you may be underweight is lack of muscle mass. Resistance training combined with a hefty increase in protein consumption will put some meat on your bones.
The best way to consume more calories while keeping a balanced and healthy diet is to order one of our combo products, and instead of using the meal replacement to replace meals, have a shake between other meals. You will be getting more calories, more protein, but without imbalancing your intake of other essential nutrients.

Normal Weight

If your BMI is between 18 and 25, you are considered normal weight for your height. My work here is done. Really.

Actually, not really. Read the section below BMI is not Enough to find out why a BMI that is in the normal range may not mean that you have no risk of disease. And let's face it, for beach season you don't want your waistline to be ormal, you want it to looked ipped. You can benefit from my articles and products to strip off the last remaining fat cells that are hiding your six-pack.

Overweight

If your BMI is over 25, you are considered overweight for your height. This is a dangerous category because most people ignore the dangers. Technically, being in the overweight category does not seriously predispose you to any health problems. But that does not mean that you are healthy. And if you do nothing, you may just slip into the obese category where your risks are great for developing heart disease, diabetes and cancer.

There is a movement these days called healthy overweight. People may have you believe that if you can jog a mile and do some push-ups that you are healthy despite being large. If you can do these things, that's great, but that doesn't make you healthy. It just means you're not sick yet. The people who believe in the healthy overweight basically want to take away any shame you might feel about your size, to make you feel better and relieve some of your stress about your self-image. They say that companies that sell diet products have exaggerated claims and made fat people believe that any amount of excess fat is unattractive and unhealthy. That may be true, we all see advertisements that make us feel unattractive compared to models and actors, and we don't feel as healthy as the athletes we watch in sports. But let's not kid ourselves: If you have excess fat, you are not as healthy as someone without it. Fat, especially around the waist, is a health risk, and it does you no good, unless you find yourself in the arctic. If you're a healthy overweight, lose some weight and you'll be a healthier normal weight!

In some cultures, even in America, being overweight is a status symbol. Having a big belly tells everyone that you make so much money that you can afford lots of food. It also says that you don't do manual labour or work with your muscles because your brain is all you need for your job. I think in most cultures this image is going away, because the muscular superhero look that I'm helping you attain shows just as much success in a different way.

Obese

If your BMI is over 30, you are considered obese. This is the category that is most associated with hightened risk for all sorts of diseases. Risk is not a guarantee, you might live to be 90, but the chances are slim.

I won't go into all of the health problems you are exposing yourself to, because I've written another article about that. Read all about Obesity Statistics and Dangers at www.weightlessproducts.com.

I don't think anything more needs to be said. If you are obese, you need to start losing weight right now to reduce your risks. Would you rather be dead? I don't like scaring people, but I am scared for you.

BMI Alone is Not Enough

One important fact to consider is that BMI is based only on height and weight. Therefore, BMI is not the best measure of your health. It is attractive because it's fast and easy to calculate, not because it is perfect. If you have been lifting weights and have a lot of muscle, your BMI may say you are overweight even though you have little health risk. That is because your big muscles increase your weight, not body fat.

To get a truly accurate picture of your health risks, you can try one or more of the following other indicators.

Percentage bodyfat is the best measure. You cannot do this yourself without special equipment. A doctor or nutritionist must do one of three tests: 1) use skin calipers to measure skin fold at four or six points on your body, or 2) submerge you in water to calculate your volume, or 3) use a device that measures BIA (bioelectrical impedence analysis) by running a small electrical charge through your body.

Generally, men should have less than 18% body fat, and women less than 23%.

Another good indicator of health risk related to weight is waist-hip ratio. Stand with stomach relaxed and measure the narrowest part of your waist, and divide that number by the measurement at the widest point of your hips/buttocks. For women, this number should be less than 0.8, for men it should be less than 0.95. If your ratio is higher, then you carry excess fat around the waist, which carries a higher health risk. However, this only really applies if your BMI is already over 25.

If your BMI is over 25, it is time to take action to improve your health. If your BMI is over 30, you are already at risk for many diseases. Start one of our programs today, it's FREE.

Overview Of Heart Rate Monitors

Overview Of Heart Rate MonitorsSubmitted By: Louise Soerensen

Before, when we exercise, we have to stop what we were doing and count our pulses manually. If they are way beyond our target heart rate, we decrease the intensity of our exercise. Way below target heart rate, and we increase the intensity of our exercise. Or, we can gauge our exercise level by the way we breathe and talk when we exercise. For example, if we cannot say three sentences and are gasping hard for breath when we are doing the treadmill, then that means that we are exercising more than we should have been doing in the first place. If we can still talk easily as well as breathe just as well, then we are not optimizing our exercise.

Modern Way of Monitoring Heart Rates

With the advancement of technology, we also saw a lot of improvement in terms of exercise machines as well as devices like heart rate monitors. Now, there are heart rate monitors attached to treadmills, and these monitors we can attach to our chest area to monitor our heart rates. This is a good way go gauge the intensity and level of our exercise without stopping and counting the pulse rate or assessing our breathing. Heart rate monitors are not seen on treadmills alone as they can also be found in other exercise machines like elliptical trainers as well as stationery bikes.

Kinds of Heart Rate Monitors

There are two common kinds of heart rate monitors. One is the heart rate monitor watches. As the name implies, this heart rate monitor device is attached to the wrist. You can simply attach to your chest the chest strap that comes with the device, and it will monitor your heart rate where it will then send the recording to the watch. This kind of heart rate monitors is widely used by athletes as well as those that people that exercise in the convenience of their homes since this is lighter in weight.

The other kind is the strapless kind, which is more convenient to use. In this device, you no longer have the chest strap, and you can easily monitor your heart rate by placing two fingers onto the sensors provided in the device for about 5 to 15 seconds before you will get a reading. This kind of heart rate monitors is more for the casual monitoring of heart rates.

Benefits of Using Heart Rate Monitors

There are a lot of benefits that one can get from wearing heart rate monitors when exercising:

1. They are more convenient than stopping the exercise program and manually counting the heart rate.
2. They are more accurate than manually counting your heart rate.
3. This easily helps you monitor your exercise level and increase the level and intensity accordingly until you have reached your target heart rate.
4. This will give you a signal if you are overexerting yourself and needs to slow down a bit.

Tips in Purchasing Heart Rate Monitors

Here are some tips if you want to purchase a heart rate monitor.

1. Know your purpose. If you are only going to use it at home for your aerobic exercises, then the low-end heart rate monitors are for you. If you are an athlete and need it for your training, then it is much wiser to get those with additional features.

2. There are so many brands out there to choose from, and the best way to choose among them is to read forums and reviews regarding heart rate monitors. You will get the best review from those who have tried a brand and found them helpful or not.

3. The best way to buy heart rate monitors is to buy online where you will be given a variety of designs and brands as well as functions.

Don?t Risk Your Baby?s Life Get The Right Car Safety Seat

Start looking at baby car seats well before your baby is born. You don?t want to get caught out if your baby is born preterm. You?ll need a baby car seat before you leave hospital.

Every year thousands of young children loose their lives or sustain serious injuries which could have been prevented if through the correct use of car seats and safety belts.

When choosing a baby car seat don?t make your decision based on price alone, all seats available to purchase in the USA meet very strict safety standards but added features in higher price baby car seats may make them easier to use (thus avoiding fitting errors) or even safer than the cheaper options.

Always use a car safety seat that is the right size for your baby, infant or child. You will need to change your car safety seat as they grow.

The safest place for your baby / child to ride is in the back and you must never place your baby in a rear facing baby seat in the front of a vehicle with a passenger air bag.

For all car safety seats make sure you follow the manufacturer?s instructions to the letter. Ensuring your baby?s safety while traveling is an essential part of baby care and it is not something over which you should become complacent.

For newborn babies and babies up to around 15 months use a rear-facing car safety seat. You can get rear-facing seats that are convertible which means you can use them as front facing seats once your infant is big enough to travel forward facing safely. Rear-facing seats which are safe up to 22 pounds are suitable for babies up to 6-9 months and rear-facing seats which are safe up to 29 pounds are suitable for babies up to 12-15 months.

Once your infant has reached 12 months of age and weighs at least 20 pounds he can safely travel in a forward facing seat. If you have a convertible seat you can just switch to using it as a forward facing seat. Otherwise you can look at a built in, combination or forward facing seats which are usually suitable for infants up to 40 pounds (4 years).

Many states now have booster seat laws with children between 4 ? 6 or 4 - 8 years (depending on the state) having to use booster seats by law.

There are many booster seats available with some suitable for infants weighing just 20 pounds (9 months) but are generally geared towards children from 4 years old ( 33 pounds or more) up to 11 years.

Booster cushions are suitable for children weighing 48 pounds or more (6 ? 11 years of age).

Backpacker Student And Gap Year Travel Insurance Explained

Backpacker, Student, And Gap Year Travel Insurance ExplainedSubmitted By: Jean Andrews

M ost backpacker travel insurance policies contain a clause relating to failed examinations. This is a very important matter for students to consider. If exams are failed they may be required by the college or university to sit them again. If the student is already off travelling the world the cost to return quickly for a re-sit could be high. However, be warned that claims on the insurance may be denied if travel insurance is not taken out prior to the sitting of all exams which lead up to the final result.

Insurance terms like curtailment and repatriation do not even enter the equation for most young people when planning a gap year. It is surprising how many don't know, or care, what the words mean - or might entail. These are just two of the words to be concerned about. Cancellation, of course, refers to insurance cover for an emergency situation arising before the departure date, causing cancellation of travel plans.

Imagine you are a student well into a gap-year backpacking adventure round the world. You've had a trouble-free trip so far and are in the last month of your travels in an African country. You fall sick with a fever and violent vomiting and diarrhoea. You and your traveling companion both have backpacker insurance. You have some over-the-counter medicines and medical supplies with you and try everything, but nothing seems to work. Your condition deteriorates and you have to seek help from the nearest medical clinic. The doctor finds that you are severely dehydrated and rushes you by air ambulance to the nearest major hospital.

Your companion gets in contact with the claims handler for your travel insurance and alerts them to the problem. A week later your condition has stabilized, but you are still very weak. The doctors advise you to return home (curtail your trip) to continue with your recovery. The claims handler approves the arrangements for the new return flights for you and your companion.

Now imagine all the above happened and you had decided to save money and not bother with purchasing travel insurance. Who would pay for the air ambulance, hospital care, the curtailment of your trip (change of flights), and repatriation?

It is surprising how many young people take the risk of traveling without travel insurance. The statistics are something like one in five, which means there are thousands of young and vulnerable adults wandering about the world with no help at hand and exposed to all manner of risks. Many think it's not necessary because they are just backpacking and using hostels. However, their unsuspecting parents would probably end up footing the bill if the worst should happen.

Who would help if you were involved in a traffic accident, terrorist attack, had your backpack and travel documents stolen, or were the victim of a mugging? Most people have no clue how much it would cost for emergency repatriation from the other side of the world - from places like Australia, Africa, and South America.

Backpacker insurance policies vary but are normally heavy on the medical cover and liability and light on baggage cover. Many cover participation in adventure sports (on a limited basis) for activities like scuba diving, wind surfing and bungee jumping. Winter sports cover can be added to the policy for an extra premium. If the USA is on your travel itinerary, expect to pay a bit more for the insurance because of the high cost of medical care. Most backpacker policies do not cover risks relating to work (paid or volunteer) so you will need to shop around for the appropriate type of cover.

Remember the words 'repatriation' and 'curtailment' and don't let them come back to haunt you. Repatriation means that in the event of some type of emergency situation your insurance will cover expenses to return you back to your country of origin.Curtailment means cover for expenses incurred as a result of your trip being cut short due to an emergency after you have already left home. Don't wait until it's too late to find out what they mean!

Travelling the world before starting university - or after university and before putting your foot on the career ladder - can be a valuable, worthwhile, and fantastic experience. It is false economy, and frankly plain dumb, to save a bit of money by skipping the travel insurance. Why risk spoiling all those wonderful memories - and getting your career off to such a bad start?
